“If judges and magistrates think the law of contempt of court is there to protect themselves from criticism., then they are ignorant of the law....” Justice Mann for example has ignored the law set and confirmed by Justice Morgan in HC11C00580 whereby Justice Mann has approved the issue of a high court claim by Janice Pritchard as trustee for Robert Carter and John Carew-Reid when Justice Morgan is fully aware that not only is Janice Pritchard not a qualified lawyer or attorney, but is also a mentally unwell and unstable woman with no legal knowledge or experience. So Justice Morgan hs set a solid legal precedent in English Law in his rulings in HC11C00580 and Justice Mann can not say he did not have knowledge of this case, because Justice Mann admitted in court on the 22nd March, 2012 that he had studied HC11C00580, in detail because he wanted to use this case in support of Justice Mann desperately wanting to find a way of having a legal excuse to issue orders of a civil restraint order against John Carew-Reid from being able to issue any further applications and/or claims concerning legal arguments as to the ownership of Haywicks Farm to try and help his Freemasons Brothers Peter Leslie Urquhart and his Freemason legal and business partners to illegally, fraudulently, corruptly and wrongly obtain the title deed of Haywicks Farm into the name of Peter Leslie Urquhart and Jacqueline Ann Urquhart, because Justice Mann’s sworn oath to Freemasonary is more important to him that his oath to apply to law in a fair, honest and proper way as a judge in the High Court of Justice. That is why all judges, magistrates and adjudicators presiding in any court or hearing have to before they start the hearing openly declare if their a freemason and if they are, and if either of the parties involved in the litigation and/or legal representatives are Freemasons, and/or any of the parties have been involved in publicly or privately campaigning against the wrongful use of the Freemasonary Brothership etc, then they have to immediately resign form hearing the case because of an obvious and potential bias. Please see attached letter from the INL News Legal and Investigation Team making it clear that myself, Stephen Carew-Reid and Thomas Allwood are putting HM Land Registry on clear notice are claiming in excess of 20 million pounds damages which are increasing at 30,000 pounds a day HM Land Registry wrongly keep the title deed of Haywicks Farm in the name of Peter Leslie and Jacqueline Ann Urqhuart and do not obey the orders of Justice Iyer made the 29th December, 2011 in 1MA30545 to order that HM Land Registry register the title of Haywicks Farm in the name of Valerie Ann Butler.
Also the HM Land Registry are on notice that they must allow the registration of the UN1 and RX1 Notices lodged by Stephen Carew-Reid on the 17th May, 2012 against Haywicks Farm to protect the interests and/or ownership in Haywicks Farm of Stephen Carew-Reid, Valerie Ann Butler and Thomas Allwood and it would be illegal, wrongful and/or corrupt for them not to do so. HM Land Registry are well aware from the court order of Justice Iyer made the 29th December, 2012 as attached states that I ( Valerie Ann Butler) and the rightful sole administrator and executor of the estate of my Late father Herbert Henry Butler and the owner of my Late Fathers interests in Haywicks Farm which can be now divided into two sections:
(a) The part right to possession and ownership of Haywicks Farm that Peter Leslie and Jacqeline Ann Urquhart claim to have purchased for 660,000 pounds
(b) the part right to possession and ownership that is set out in the overage agreement and restriction that has been placed over the title of Haywicks Farm by the said Gary Roger Jouai.
We appreciate the HM Land Registry and the Urquharts are arguing that the UN1 and RX1 notices lodged by Stephen Carew-Reid over part (a) should not be allowed to be registered, which we do not agree is correct, however in the light of the order made by Justice Iyer on the 29th December, 2011 in 1MA3045 as attached, that there can be no dispute or doubt that the UN1 and RX1 Notices from HM Land Registry and Peter Leslie and Jacqeline Ann Urquhart are rightfully lodged to protect my and my two partners, Stephen Carew-Reid and Thomas Allwood ownership and interests in Haywicks Farm that relates to part (b) being the part right to possession and ownership that is set out in the overage agreement and restriction that has been placed over the title of Haywicks Farm by the said Gary Roger Jouai.
Please also see attached my updated medical certificate showing I am unfit to travel to the UK until August, 2012 to attend court hearing regarding Haywicks Farm.

You and HM Land Registry known full well that Claim HC12C00678 has been properly and formally served on HM Land Registry and the office of the Adjudicator to HM Land Registry and in fact Treasury Solicitors have lodged a notice and submissions in relation to this claim which the whole claim is requesting a stay and set aside orders on the orders of Owen Rhys acting as Adjudicator to HM Land Registry made on the 16th February, 2012, and you and HM Land Registry are deliberately and knowingly lying in your letters including the last one this afternoon when you say that
"...Your application for a stay of the order of the Adjudicator dated 16 February 2012 has not been properly issued by the court and served on Land Registry....''
The application has been sealed by the High Court the fees have been paid on the claim in cash and HM Land Registry and the Adjudicator to HM Land Registry have been served with a sealed copy of the claim and Treasurer Solicitors have acknowledged service on behalf of HM Land Registry and the Adjudicator to HM Land Registry.
So your attempts to that effect of the orders of the Adjudicator to HM Land Registry dated the 16th February, 2012 is illegal, fraudulent, corrupt and aids and abets a serious conspiracy to defraud and conspiracy to pervert the course of justice and You and the other HM Land Registry Staff continue to act in an illegal, wrongful and corrupt way and continue to commit criminal and civil offences of staff in the HM Land Registry in Gloucester which are legally described as

we are asking the High Court to grant a formal stay on the orders Owen Rhys the Adjudicator to HM Land Registry made on the 16th February, 2012 concerning Haywicks Farm title deed without a hearing, however it may well be that the High Court may insist that a formal open oral hearing where all parties have the opportunity to have their say and present verbal and written submissions, and in that case we are asking the court to list this application for a formal oral open hearing on the 24th July, 2012 in court 10 in the Rolls Building, Fetta Lane, London. when we already have a hearing set down before a judge to argue setting aside the orders of Justice Mann who made orders refusing to grant leave to appeal the orders made by Master Teverson in the original High Court action taken out on me behalf of John Carew-Reid as trustee and power of attorney for me being HC11C00473
The only reason why Master Teverson struck out HC111C00473 was because he felt that English Law did not allow a non solicitor to be a claimant on behalf of another person in the capacity as trustee and/or power of attorney. However, Master Teverson is absolutely wrong on this legal point, because High Court Judge, Justice Paul Morgan has allowed an action to continue involving the other High Court claim Barrister Marie Clair Bleasdale is involved with between Janice Pritchard as trustee for Robert Carter and Janice Pritchard as trustee for John Carew-Reid against Fineland Investments Limited and others. Justice Morgan has also gone one step further by granting leave to Fineland Investments Limited and its solicitors Bude Natham Iwanier and their counsel Marie Clair Bleasdale to issue a counter claim against Janice Pritchard as trustee for Robert Carter and Janice Pritchard as trustee for John Carew-Reid, thus further cementing the English Law in the High Court of Justice whereby it has become legally acceptable for a non solicitor is be a claimant as trustee and/or power of attorney for another person. Plus there has been so many other false and misleading facts and points of law that has been used by Justice Mann as a basis of his orders, that there is no doubt that his orders refusing leave to appeal the orders made by Master Teverson in HC11C00473 striking out that action will be set aside in due course. No that that makes any real difference as far as sorting out the legal arguments with the rightful ownership and who should be the rightful registered owner of Haywicks Farm, because the other High Court claims and orders made since HC11C00473 was stuck out have taken over from HC11C00473 and really y passed HC11C00473, so the outcome of HC11C00473 has become irrelevent, other than the facts, that you and the Treasury solicitors that are working behind the scenes on this case for you preparing all your letter to me. are well aware of that Owen Rhys made his wrongful orders on the 16th February, 2012 on a false fact presented by Barrister Marie Clair Bleasdale on behalf of Peter Leslie and Jacqueline Ann Urquhart to Owen Rhys acting as Adjudicator to HM Land Registry on the 16th February, 2012 that the leave to appeal oral hearing had been heard and determined. You will notice that the hearing before Justice Mann was in March, 2012 after the hearing on the 16th February, 2012 so this is clear evidence that the adjudicator's ruling was based on a false claim that the leave to appeal oral hearing had been fully determined by the High Court of Justice.
As you are well aware, the internal records of the Gloucester HM Land Registry Office clearly show a conspiracy to defraud, conspiracy to pervert the course of justice and malefiance of public officers by yourself, HM Land Resgistrar for Gloucester Julie Jenkins, and HM Land Registry Clerks Claire Francis, David Hodges, Julie Williams and others by the clear provable and undisputeable fact that every effort was made by the afforementioned and/or others so clandestinely, wrongly, corruptly and/or illegally lost, mislaid etc the first set of UN1 and RX1 notices set over to Gloucester HM Land Registry to be lodged over Haywicks Farm title deed to protect my claims over the property, by a clerk in HM Land Registry Gloucester Office falsely pretending they were set of to my London Solicitors Simon Muirhead and Burton, which was never received by my London Solicitors Simon Muirhead and Burton,and thus obviously never sent too them by Gloucester HM Land Registry, so that this would help give a window of opportunity for the two sets of solicitors involved Langley Wellington and Madge Lloyd Gibson to have the transfer from Gary Roger Jouia to the Urquharts lodged with HM Land Registry and logged on to the day list in at a priority dated when there was no prior notices of claim against the title deed of Haywicks Farm. Their obviously corrupt contacts in the Gloucester Office of HM Land Registry were keeping them informed about any other claims and/or applications against the title deed of Haywicks Farm and were obviously well aware of the application notices which were lodged against Haywicks Farm title deed by my London Solicitors Simon Muirhead and Burton, with the first one being lodged on the 6th January, 2011 and renewed three times thus keeping a constant and continued notice of claim over the Haywicks Farm title deed for me until my UN1 and RX1 Notices were formerly lodged, with the first ones lodged on the 12th January, 2012 as per Gloucester HM Land Registry Internal Records, ( which were deliberately made to disappear by HM Land Registry clerks, never to be seen again) and the second lot of UN1 and RX1 notices arriving at HM Land Registry on the 18th January, 2011, while the application notice lodged by my London Solicitors Simon Muirhead and Burton, were still current against the Haywicks Farm Title deed and second lot of fees provided with the second lot of UN1 and RX1 Notices. So a master plan had to be divided to help create a window of opportunity for the two sets of solicitors involved Langley Wellington and Madge Lloyd Gibson for have the transfer from Gary Roger Jouia to the Urquharts lodged with HM Land Registry and logged on to the day list in at a priority dated when there was no prior notices of claim against the title deed of Haywicks Farm. The plan had worked well with organising the first lot of UN1 and RX1 Notices to disappear, and eventually the application notices would run out of time and there would be no prior claim from me or my representatives over Haywicks Farm title deed so the transfer could be logged onto the day list with no prior claim. However, along came the second lot of UN1 and RX1 Notices which arrived on the 18th January, 2011 at Gloucester HM Land Registry Office from Australia by special courier mail with a second lot of lodging fees attached which should have been immediately logged onto the day lost on the 18th January at the hour, minute and second they arrived at the Gloucester Office of HM Land Registry, however . So what was illegally oranised by public officers by yourself, HM Land Resgistrar for Gloucester Julie Jenkins, and HM Land Registry Clerks Claire Francis, David Hodges, Julie Williams and others in a clear conspiracy to defraud, conspiracy to pervert the course of justice and malefiance of public officers, was for the second lot of UN1 and RX1 Notices to e put in a cupboard and not logged onto the day list as they should have been on the 18th January, 2011, and instead they were corruptly and wrongly shown as being logged onto the day list at 14:17:04 on the 27th January, 2011, conveniently about two hours after Langley Wellington and Madge Lloyd Gibson orgainsed for have the transfer from Gary Roger Jouia to the Urquharts logedd with HM Land Registry and logged onto the day list at 12:02:59 on the 27th January, 2011. This creating to on paper window of opportunity for Langley Wellington and Madge Lloyd Gibson to have the transfer from Gary Roger Jouia to the Urquharts lodged with HM Land Registry logged onto the day list without showing any prior claims on the title of Haywicks Farm
This is clear cut corruption, involving a conspiracy to defraud, conspiracy to pervert the course of justice and malefiance of public officers, and you and treasury solicitors, even if not directly involved in doing this illegal wrongful and/or corrupt behaviour, are definately involved in helping to cover it up., by trying to quickly have Haywicks Farm transferred to Mr and Mrs Urquhart and by passing and ignoring the court order made the 29th December, 2011 by Justice Iyer of the High Court ordering HM Land Registry to remove the name of Gary Roger Jouai from the title deed of Haywicks Farm and replace it with my name Valerie Ann Butler, and ignoring the other various High Court claims and applications that are still pending concerning the rightful ownership of Haywicks Farm, in the hope by quickly but illegally and wrongly transferring the title deed from the name of Gary Roger Jouai to the Urquharts, the problem will all get buried and go away.
Please understand that the only way this problem is going to go away for the Gloucester office of HM Land Registry and its staff is for the HM Land Registry to obey the court order made the 29th December, 2011 by Justice Iyer of the High Court ordering HM Land Registry to remove the name of Gary Roger Jouai from the title deed of Haywicks Farm and replace it with my name Valerie Ann Butler.

As I understand it to-day from the extraction of the Deeds of Title THE TWIRP still has the Deeds in his name, as you have blocked it onwards.You are right - the Adjudicator Owens in our February sessions was very embarrassed and put out that we had gone through Manchester Court - like where did this come fromA long, and as you know a very corrupt story - as you read from his report I told him if you do not adjourn this case here and now I have no alternative to take this matter to the police - as I was advised to do by very trust-worthy solicitors (I worked for David Hickey) editor of "The Sun Herald" in Sydney and Alex Morrow knew about my case and that is how I came in touch with Simon Muirhead & Burton who were solicitors in London for the newspaper.All in all David, if you can see any way fit to continue on the massive job you started on that would be great.!I will send you a further medical certificate to-morrow.

Particulars of Conspiracy to defraud, conspiracy to pervert the course of justice and malefiance of public officers
Particulars of the parts played in the conspiracy to defraud will exceed three folios and bet set out at trial of this action, however it is noted that some of the wrongful acts they have committed is to deliberately with wilful intent to harm the claimants have presented false and misleading facts , information and legal arguments in letters and submissions (written and verbal) that have been presented to the High Court of Justice and to the office of the Adjudicator to HM Land Registry and other letters to the claimants and as basis for wrongfully claiming they can by pass a number of current court actions and applications that are pending in the courts in HC12C00678, HC11C04156 and HC11C00473 concerning the rightful ownership and who should rightfully ne registered on the title deed as the registered owner of the property known as Haywicks Farm and a court order made the 29th December, 2011 in 1MA3045 by High Court Judge Iyer which states that HM Land Registry should remove the name of “the said Gary Roger Jouai” from the title deed of the property known as Haywicks Farm, and replace it with Valerie Ann Butler. One of the most serious deliberate false statements made (a) Barrister Marie Claire Bleasdale (b) Julie Jenkins acting as HM Land Registrar in Gloucester (c) Katharine Brothers, Acting as Assistant to HM Land Registry Gloucester (d) Treasury Solicitors is that HC12C00678 is not a live action because the lodging fees have not been paid, when they all know from the High Court records that the lodging fee was paid for in cash and that the false story that the lodging fee had not been paid was deliberately made up by (a) Barrister Marie Claire Bleasdale (b) Julie Jenkins acting as HM Land Registrar in Gloucester (c) Katharine Brothers, Acting as Assistant to HM Land Registry Gloucester (d) Treasury Solicitors as a way of arguing that there was no stay and/or set aside order applied against the orders made by Owen Rhys Acting as Adjudicator to HM Land Registry, because Julie Jenkins acting as HM Land Registrar in Gloucester , Katharine Brothers, Acting as Assistant to HM Land Registry Gloucester , Sarah Canipel acting as Objections Clerk for HM Land Registry had in letters dated 21st and 22nd February, 2012 as authorised agents , servants, and/or otherwise made undertakings on behalf of HM Land Registry that as soon as HM Land Registry are notified that there is a stay application to stay the orders of Owen Rhys acting as Adjudicator to HM Land Registry made in the court, that HM Land Registry not to give effect to the orders made the 16th February by Owen Rhys Acting as Adjudicator to HM Land Registry to order HM Land Registry to process a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart. The main aim of the conspiracy being to make sure that well known Freemason Peter Leslie Urquhart and his well known Freemason Partners who have a great power and influence in the English Legal System , The High Court of Justice, Treasury Solicitors, the office of the Adjudicator to HM Land Registry and the Office of the Land Registry end up with control of the title deed of Haywicks Farm in the name of Peter Leslie and Jacqueline Ann Urquhart as trustee for their various silent Freemason Partners so they can complete a multi million pound luxury residential development of Haywicks Farm within the next 20 years with a expected net profit of over 20 million pounds to be shares amongst Peter Leslie and Jacqueline Ann Urquhart and their various silent Freemason Partners who include powerful and well connected English solicitors and their families. So, because the issue of HC12C00678 which has asked for a stay and set aside orders against the orders made the 16th February by Owen Rhys Acting as Adjudicator to HM Land Registry to order HM Land Registry to process a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart, meant that HM Land registry had to honour their undertaking not to process a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart, made in the letters written by Sarah Canipel acting as Objections Clerk for HM Land Registry on the 21st February, 2012 and Katharine Brothers acting a Assistant to Julie Jenkins the HM Land Registrar for Gloucester on the 22nd February, 2012, HM Land Registry could not legally process a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart, unless they could make up the false claim that the lodging fees for HC12C00678 had not been paid, which if this was true, the HC12C00678 would be stayed until these fees were paid. The making up of the false claim that the court fees of HC12C00678 had not been paid by the claimants is one of the most serious examples of a conspiracy to pervert the course of Justice and conspiracy to defraud made by HM Land Registry and Treasury Solicitors staff and one of the most well respected property dispute barristers in London, that the English Legal System has seen for long time. It is also noted that Julie Jenkins acting as HM Land Registrar in Gloucester , Katharine Brothers, Acting as Assistant to HM Land Registry Gloucester and Treasury Solicitor have committed a common law tort of maleficance of public officers and this can be sued personally for damages as well as in their office as representing HM Land Registry owned by the Government of the United Kingdom and Barrister Marie Claire Bleasdale has committed a serious contempt of court as barrister for knowingly presenting false and misleading information to the court and has breach many of the oaths, rules, undertakings and obligations a barrister in the United Kingdom has to abide by and thus should be struck off from being allowed to practice law in the United Kingdom as wel as pay damages that have been causes y such deliberate and calculated wrongdoing. Katharine Brothers acting as Assistant to HM Land Registry, Julie Jenkins Acting asHM Land Registrar and HM Land Registrty be restrained from processing a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart until the full determination and/or carrying out of all applications and claims for orders sought and/or made in HC12C00678, HC11C00415, HC11C00473 and 1MA3045, and/or until further order.

Application lodged by Peter Leslie and Jacqueline Urquhart in HC11C004156 to strike out HC11C004156 that has been listed before Master Price on the 5th July, 2012 be vacated and re-listed before High Court Judge in Chambers on the 24th July, 2012 in Court 10, Rolls Building, Fetta Lane, London at the same time as an application to set aside the orders made by Mann J in HC11C00473 has already been listed.
6. The orders made by Master Price in HC11C04156 on the 10th May, 2012 be set aside on a number of grounds including that fact that the claimant was not served and/or had knowledge of the application that was argued on the 10th May, 2012 in HC11C04156 and was not in attendance in person and/or by legal representative at the hearing before Master Price on the 10the May, 2012in HC11C04156.
7. That 28 days for service on Valerie Ann Butler of the strike out application by Peter Leslie and Jacqueline Urquhart in HC11C004156 to strike out HC11C004156 and all supported statements of truth and submissions be allowed because Valerie Ann Butler is currently in Australia because she is too sick to return to the United Kingdom at present.

The main aim of the conspiracy being to make sure that well known Freemason Peter Leslie Urquhart and his well known Freemason Partners who have a great power and influence in the English Legal System , The High Court of Justice, Treasury Solicitors, the office of the Adjudicator to HM Land Registry and the Office of the Land Registry end up with control of the title deed of Haywicks Farm in the name of Peter Leslie and Jacqueline Ann Urquhart as trustee for their various silent Freemason Partners so they can complete a multi million pound luxury residential development of Haywicks Farm within the next 20 years with a expected net profit of over 20 million pounds to be shares amongst Peter Leslie and Jacqueline Ann Urquhart and their various silent Freemason Partners who include powerful and well connected English solicitors and their families. So, because the issue of HC12C00678 which has asked for a stay and set aside orders against the orders made the 16th February by Owen Rhys Acting as Adjudicator to HM Land Registry to order HM Land Registry to process a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart, meant that HM Land registry had to honour their undertaking not to process a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart, made in the letters written by Sarah Canipel acting as Objections Clerk for HM Land Registry on the 21st February, 2012 and Katharine Brothers acting a Assistant to Julie Jenkins the HM Land Registrar for Gloucester on the 22nd February, 2012, HM Land Registry could not legally process a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart, unless they could make up the false claim that the lodging fees for HC12C00678 had not been paid, which if this was true, the HC12C00678 would be stayed until these fees were paid. The making up of the false claim that the court fees of HC12C00678 had not been paid by the claimants is one of the most serious examples of a conspiracy to pervert the course of Justice and conspiracy to defraud made by HM Land Registry and Treasury Solicitors staff and one of the most well respected property dispute barristers in London, that the English Legal System has seen for long time. It is also noted that Julie Jenkins acting as HM Land Registrar in Gloucester , Katharine Brothers, Acting as Assistant to HM Land Registry Gloucester and Treasury Solicitor have committed a common law tort of maleficance of public officers and this can be sued personally for damages as well as in their office as representing HM Land Registry owned by the Government of the United Kingdom and Barrister Marie Claire Bleasdale has committed a serious contempt of court as barrister for knowingly presenting false and misleading information to the court and has breach many of the oaths, rules, undertakings and obligations a barrister in the United Kingdom has to abide by and thus should be struck off from being allowed to practice law in the United Kingdom as wel as pay damages that have been causes y such deliberate and calculated wrongdoing. Katharine Brothers acting as Assistant to HM Land Registry, Julie Jenkins Acting asHM Land Registrar and HM Land Registrty be restrained from processing a transfer lodged with HM Land Registry on the 27th January, 2011 by Peter Leslie and Jacqueline Ann Urquhart for the property known as Haywicks Farm to be transferred from the name of the said “Gary Roger Jouai” to the name of Peter Leslie and Jacqueline Ann Urquhart until the full determination and/or carrying out of all applications and claims for orders sought and/or made in HC12C00678, HC11C00415, HC11C00473 and 1MA3045, and/or until further order.

Application lodged by Peter Leslie and Jacqueline Urquhart in HC11C004156 to strike out HC11C004156 that has been listed before Master Price on the 5th July, 2012 be vacated and re-listed before High Court Judge in Chambers on the 24th July, 2012 in Court 10, Rolls Building, Fetta Lane, London at the same time as an application to set aside the orders made by Mann J in HC11C00473 has already been listed.
6. The orders made by Master Price in HC11C04156 on the 10th May, 2012 be set aside on a number of grounds including that fact that the claimant was not served and/or had knowledge of the application that was argued on the 10th May, 2012 in HC11C04156 and was not in attendance in person and/or by legal representative at the hearing before Master Price on the 10the May, 2012in HC11C04156.
7. That 28 days for service on Valerie Ann Butler of the strike out application by Peter Leslie and Jacqueline Urquhart in HC11C004156 to strike out HC11C004156 and all supported statements of truth and submissions be allowed because Valerie Ann Butler is currently in Australia because she is too sick to return to the United Kingdom at present.

We have continually explained to your clients that their right of action is
against their former attorneys Madge Lloyds Gibson and and/or the said Gary Roger Joaui’s former attorneys, Langley Wellington, who have your clients 660,000. You and your clients and their former attorneys Madge Lloyds Gibson and and/or the said Gary Roger Joaui’s former attorneys, Langley Wellington, are all well aware that there was an undertaking from the said Gary Roger Joaui’s former attorneys, Langley Wellington to your clients former attorneys Madge Lloyds Gibson, that until your clients Peter Leslie Urquhart and Jaqueline Ann Urquhart and Mr N Mrs Nicolosi all received good and clear title of the property known as Haywicks Farm, Haywicks Lane, Hardwicke, Gloucester, GL2 8QE, and also known as title number GR327583 and also known as title number GR351346, and all possible legal disputes and/or disagreements, and conditions in the very complex contracts and agreements associated with the attempted sale and attempted purchase of Haywicks Farm,
between Peter Leslie Urquhart and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi and the said”Gary Roger Joaui” and the both sets of Attorneys involved, then the two set of purchase monies, 12,000 and 60,000 would not be paid out to the said “Gary Roger Joaui”. We suggest that you have another good read of all the correspondence and agreement files that are between Peter Leslie Urquhart and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi and the said “Gary Roger Jouai”^ and two sets of former attorneys, Madge Lloyds Gibson and Langley Wellington, and you see clearly that even though the transfers and contracts had been signed and dated the 13th December, 2011, even as late at the end of February, 2011 the said “Gary Roger Jouai’s” former solicitors Langley Wellington, were making it quite clear that unless certain legal issues were resolved and agreed between the parties, then the two sets of contracts for the proposed and purchase and sale of Haywicks Farm would be declared null and void and the two parts of
Haywicks Farm will revert back to the name of the said “Gary Roger Butler” and the two proposed purchasers, Peter Leslie Urquhart and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi would have their money returned in full.
The quite false story that is being presented to the court and the
Adjudicator
Now, it is also a clear and undisputed fact that, besides that fact that your clients and their attorneys, the estate agents involved with the sale of Haywicks Fram, the Stroud Council, Attorney Simon James Fisher and his legal firm Luttons-Dunford and others involved in the Haywicks Farm deal, Estate of the LATE HERBET Henry Butler etc were well informed from at least November, 2010 onwards of the serious allegations of fraud involving the purported will of the Late Herbert Henry Butler dated January, 1984 and the a forged will and/or not properly executed will, was used to obtain the Grant of Probate naming the said “Gary Roger Jouai” as the sole administrator and beneficiary of the residual Estate of the Late Herbert Henry Butler, but from the 6th January, 2011 onwards, Valerie Butler/Jouai and/or her representatives had placed warning notices over the title deed of Haywicks
Your clients Mr and Mrs Urquhart have not once in the 18 months this has all being going on, asked for their money back from the two sets of
attorneys . (Madge Lloyd Gibson and Langley Wellington) and/or have showed any willingness and/or interest in walking away from the proposed purchase of Haywicks Farm and requesting their money back. In fact when the selling agent were approached at the end of November, 2010 about the property by Jamison and Associates, who said that the property was sold. Jamison then said,
"well we have a buyer for one million pounds, so if the vendor can in any way get out of the deal, then their buyer will be willing to pay 340,000 pounds sterling more than the asking price on the internet, and if for any reason the vendor can not get out of the sale, then Jamison and Associates buyer will be prepared to pay the buyers, one million pounds for Haywicks Farm, which would be a 340,000 pounds sterling instant profit for them, which is 50% instant return on their original outlay of 660,000 pounds sterling".
The answer came back that neither the original owner or the new buyer were at all interested in looking at the offer of one million pounds sterling for Haywicks Farm This is all rather odd behavior, if Haywicks Farm was sold for its true value. The reality is that Haywicks Farm being on 26 acres with a two street frontage, ( Haywicks Lane a gazzeted road running between the property), has a strong potential to be approved for the development of a very valuable luxury housing estate with as likely profit from such development approval of over 20 million pound
sterling. That is why the vendor the said “Gary Roger Jouai” and his former attorneys Langley Wellington, made is clear to any interested buyer that he was not in the least interested in selling the property for 660,000 pounds sterling as a straight out sale, where the buyer receives all increases in value from any future development approval, and the cheap price of 660,000 pounds sterling was only available to a proposed purchaser on the condition that the purchaser agreed to allow an overage deed to be part of the contract of sale where by the purchaser will have to pay the vendor 50% of any increase in valuation of Haywicks Farm in the next 20 years as a result of any development approval on the land that makes up Haywicks Farm.
This means that if the development of a luxury residential estate was
approved in say 15 years time that meant the new valuation of the land
comprising of Haywicks Farm was 30,660,000 pounds sterling, then the
Urquharts and the Nicolosi’s would have to pay the said “Gary Roger Joaui” a further 15, million pounds sterling. However on the plus side for the Urquharts and the Nicolosi’s is that they could sell the property to a
property developer for 30,660,000 and walk away with 15.660,000, being 15 million pounds net profit. It is no wonder that the Urquharts and the Nicolosi’s were not in the least interested in taking a small profit of 340,000 pounds sterling ( the Urquarts would have received the lions share of this), there was a lot more profit in it than that. Also it was actually almost impossible for them to on sell the property as a straight sale, as there was no straight purchase ( it was a development partnership agreement), as they would have to on sell their right and obligations in the property which also included the buyer having to agree to take over the responsibilities of the overage agreement.
Now the factual background to all this over the last 30 years shows clearly that the same set of solicitors that were involved with creating the forged and/or not formally witnessed will purportedly dated January, 1984 (Eccletons, whom attorney Simon James Fisher worked for at the time that they used to create the forged and/or not formally witnessed will purportedly dated January, 1984) were also the attorneys for Peter Leslie Ann Jaqueline Ann Urquhart for 30 years. Then when Eggletons were struck off as solicitors by the Legal Complaints Tribunal, all their clients were taken over by Attorneys Mage Lloyd Gibson. Now add the fact that it was Attorneys Madge Lloyd Gibson that were used to present the quite obviously not formerly executed and/or witnessed will of the Late Herbert Henry Butler purportedly dated January, 1984. to the Probate District Registrar to have the grant of Probate issued in August, 1990 making the said “Gary Roger Jouai” as sole administrator and beneficiary of the residue estate of the Late Herbert Henry Butler, Then it is attorneys Madge Lloyd Gibson that
represents, encourages and guides Peter Leslie Ann Jaqueline Ann Urquhart on the purchase of Haywicks Farm the whole affair becomes more and more incestuous. Then when Madge Lloyd Gibson is sued as HC11C00473 long with Mr and Mrs Urquhart and others, it is Rickerbys Attorneys whom Colin Gibson, one of the founder’s of Madge Lloyd Gibson,("Colin Gibson" < colin.gibson@rickerbys.com>) is a partner, that takes up the defense for Madge Lloyd Gibson, Peter Leslie and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi. Now neither Madge Lloyd Gibson or Rickerby’s want anything to do with defending either Peter Leslie and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi. And left them to hang out to dry, because
"They have too much to cover up. In fact evem Master Teverson said at the first strike out hearing of HC11C00473 that they advised Peter Leslie and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi, to obtain some separate legal and independent advice from Madge Lloyd Gibson and Rickerbys. This was because the Master could see quite clearly that Peter Leslie and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi. had a professional negligence claim against Madge Lloyd Gibson if made Lloyd Gibson did not get their 660,000 an 12,000 pounds sterling back.
As much as Valerie Ann Butler would like all this to end, she also would
also quite welcome a full trial of this matter where everyone involved had to give evidence under oath and the whole truth of the matter is brought to light.
If your clients Leslie and Jaqueline Ann Urquhart are not prepared to
withdraw their application from HM Land registry to have the transfer of

Just have spoken to the INLNews jourmalist that attended the hearing today before Adjudicator Owen Rhys and it seems that the editorial people are keen to put a article about your illegal,wrongful, & or immoral activities in the courts and adjudicator hearings.
You seem to keen to become famous for the wrong reasons, to become known on the world stage as a high priced attorney that makes her living from telling lies to the courts & withhold material information from the courts for your clients. Just as you have done today for clients P & J Urquhart by lying in your submissions that there was no order to amend probate of the Estate of Henry Herbert Butler, when you & your clients are well aware that there is a High Court Order made 29th December in 1MA30545 by District Judge Iyer," that a new grant of probate be granted to administer the estate of the Late Henry Herbert Butler appointing the said Valerie Ann Butler as the personal representative of the Late Henry Herbert Butler."
You then withheld presenting a copy of HC11C04156 being a Current High Court Action issued in the High Court of Justice Chancery Division being Valerie Ann Butler Claimant v P E Urquhart and J A Urquhart and Mr and Mrs Nicolosi for declarations that the purported land contracts, agreements and overage deeds were of no valid to legal effect and were null and void. You have read the judgment and directions of Master Teverson striking out the original claim HC11C00473 issued by John Carew-Reid as trustee and power of attorney for Valerie Ann Joaui against Gary Roger Joaui and others to try and obtain a judicial determination as to the Valerie Ann Joaui’s rights to Haywicks Farm, which was struck out only for the reason the master Teverson
believed that Mr Carew-Reid did not have the legal right to issue such
action in his own name as Trustee and power of Attorney for Valerie Ann
Joaui, and in fact gave directions in his judgment to Valerie Ann
Joaui/Butler that she should commence a new High Court Claim in her name against P E Urquhart and J A Urquhart and Mr and Mrs Nicolosi for
declarations that for declarations that the purported land contracts,
agreements and overage deeds were of no valid to legal effect and were null and void., and a separate claim against the said Gary Roger Joaui to obtain a court order that the original grant of probate granted to the said Gary Roger Jouai had no legal effect and was null and void and a new grant of probate be granted to administer the Estate of the Late Herbert Henry Butler appointing Valerie Ann Butler as the personal representative of the Estate of the Late Herbert Henry Butler. and for a further order that “HM Registry of Land Titles amend the HM Land Registry records for the property known as Haywicks Farm, Haywicks Lane, Hardwicke, Gloucester, GL2 6QE being Title Number GR327583 by deleting the name of the said gary Roger Jouai and replacing with Vslerie Valerie Ann Butker as the registered owner of the property known as Haywicks Farm title number GR327583”
(The overage deeds were a term of these contracts and agreements which have the legal effect that these were not normal sales between seller and buyer for all of the rights of the property of Haywicks Farm to be transferred to the buyer, however was in effect a development partnership agreement between the said Gary Roger Jouai and P E Urquhart and J A Urquhart and Mr and Mrs Nicolosi whereby the buyers paid over a very small portion of the potential worth of the Haywicks Farm and that for the next 20 years when the property known as Haywicks Farm is approved for development then the profit and valuation difference between the valuation of the property based
on the development approval and the amounts to be paid over to the said Gary Roger Jouai being 660,000 pounds from Mr and Mrs Urquhart and 12,000 pounds from Mr and Mrs Nicolosi, would be shared on a 50.50 basis between the said Gary Roger Jouai an Mr and Mrs Urquhart and 12,000 pounds from Mr and Mrs Nicolosi).
So as a result of Master Teverson’s directions in his judgment striking out HC11C00473 Valerie Ann Butler using her maiden-birth name, in respect to her late father Herbert Henry Butler to keep the Butler Family name on the title deed on Haywicks Farm, as her Husband hade died, issued two new High Court Claims HC11C04156 (still waiting or a trial to be set down for hearing) and 1MA30545 which has been finalized as per court order made the 29th December, 2011 by District Judge Iyer sitting at Manchester District Registry. As attached to this letter which you and you clients Mr and Mrs Urquhart and Mr and Mrs Nicolosi had a copy of on the 14th February, 2011 as posted by guaranteed delivery to your clients on the 13th February, 2012 the day the court extracted the order for the first time, even though it was made the 29th December, 2011, the court having appologised for the delay in extracting the order.
You are well aware that the appeal in HC11C00473 against Master Teverson’s directions in his judgment striking out HC11C00473 has not legally been fully determined with John Carew-Reid as Trustee and Power of Attorney for Valerie Ann Joaui still awaiting for a hearing of the oral leave to appeal hearing application. The judges listing have stated that it is likely that this leave to appeal application will not be listed til sometime in the middle of March, 2012.Then if leave to appeal is refused then we are informed Mr John Carew-Reid will appeal against that decision to the Court of Appeal, and that is likely to take another six months at least to be dealt with, and the Adjudicator to the HM Land registry can not make any orders and/or directions to the HM Land Registry until that appeal processes involving HC11C00473are all fully dealt with and fully determined.
Some of the Factual and Legal issues and problems with summary of facts and summary of law presented by Attorney Marie-Clair Bleasdale to the Adjudicator to HM Land Registry on the 16th February, 2012 in the hearing of Peler Leslie and Jaqueline Ann Urquhart applicant and Valerie Ann Jouai and John Carew-Reid Respondents over the property known as Haywicks Farm Title Number GR327583 also known as Haywicks Farm, Haywicks Lane, Harwicke, Gloucester, GL2 9QE.
1. Section 204- law of property Act 1925- Orders of the Court
Conclusive. So the court order made of the 29th December, 2011 by District Judge Iyer sitting at Manchester District Registry, Civil Justice Centre, 1 Bridge Street, West, Manchester, M60 9DI is completely conclusive and takes complete priority over everything- Thus HM land registry must act on this court order above all other directions from the Adjudicator to the HM Land Registry- Adjudicator has no power to overrule Court order from District Judge Iyer- If Adjudicator is acting in a correct, proper and non corrupt way in carrying out his duties as an adjudicator then the adjudicator has no choice but to instruct the HM land Registry to act on this court order –
Until this order is set aside nothing else can be done by the Applicants-Mr and Mrs Urquharts to oppose the registration of the title deed of
Haywicks Farm being registered in the name of Valerie Ann Butler- The HM Land Registry must immediately act and register the property known as Haywicks Farm Title Number GR327583 also known as Haywicks Farm, Haywicks Lane, Harwicke, Gloucester, GL2 9QE. Into the name of Valerie Ann Butler.
2. Land registration Rules 2003/1417-Misellaneous and Special cases death of a proprietor- 162- Transfer by a personal representative (i) an application to register by a personal representative who is not already registered as proprietor, must be accompanied by a court order appointed the transferor as the deceased personal representative .Thus the court order made by Iyer J in the High Court of Justice, Manchester Registry satisfies this land registration rule because in paragraph 2 of the court order it states:
2. An order that a new grant of probate be granted to
administer the estate of the Late Herbert Henry Butler appointing the said Valerie Ann Butler as the personal representative of the Estate if the Late Herbert Henry Butler (ii) The registrar is under no duty to investigate the reasons for transfer of property by a personal representative of a deceased and must assume that the personal representative is acting correctly and within his or her powers which have been given to Valerie Ann Butler in the court order made the 29th December, 2011 in 1MA30545.
3. Land Registration Rules 2003: 16.If an application is not in order
the registrar may raise such requisitions as the registrar considers
necessary specifying a period (being not les that 20 days) within which the applicant must comply with the requisition. It is noted that attorney Marie –Clair Beasdale has deliberately misrepresented the true facts in her submissions to the adjudicator. Also the HM Land Registrar seems to have breached its duties by only giving 7 days to rectify the requisition given on the first set of UN1 and RX1 notices lodged the 13th January, 2011, when the Land Registration Rules 2003 Rule 16:Applictions Not In order: States: “if an application is not in order the registrar may raise such requisitions as he considers necessary, specifying a period (being not less than twenty business days) within which the applicant must comply with requisitions
4. Marie-Clair Bleasdale did not mention to the adjudicator that that
there were serious allegations in the statements of truth filed in the High Court and with the Adjudicator that someone in the HM Land Registry acted in a wrongful, illegal and/or corrupt way in that something wrongful was cdone with the original UN1 and RX1 Notices lodged on the 13th Januray, 2011 over the title deed of Haywicks Farm by Valerie Jouai to protect her rightful interests in Haywicks Farm, in that on the HM Land Registry Records it shows they were sent out for requisitions to be complied with to solicitors for Valerie Ann Jouai being Simon Muirhead Burtons at their London address, however such UNI and RX1 Notices never arrived at Simon Muirhead Burtons’ s offices and in fact seem to completely disappeared somewhere between the HM Land Registry and/or they never were sent and just placed in a draw somewhere out of the way and/or were thrown in the bin.
Either way they have never been found. It is understood that the INL News Investigation team have a witness form the HM Land registry woul will appear at any trial of this action that will verify what happened to these UN1 an RX1 notices and that they were lost as a favour for the powerful legal firms in Gloucester being Langley wellington and Madge Lloyd Gibson, who fairly well control most of the land registration business in Gloucester and their power base also helped by the fact that one of the main attorneys and partners of Langley Welling is a Deputy Judge and and an assistant coroner in Gloucester and has a lot of power and influence in Gloucester to get anything done he wants done, even if it is wrongful and/or illegal, and thus to get a clerk in the HM Land registry to lose a UN1 and a RX1 Notice and ask for a seven day requisition instead of the statutory 20 business in day requisition request was probably not a very difficult thing to do in consideration they were dealing with Valerie Ann Jouai and her representatives being in Australia handling the matter, and by the time they found out what has happened the title deed of Haywicks Farm would have been registered in the names of Mr and Mrs Urquhart and all a bit legally difficult to correct. After all the expected development
profit from a luxury development of Haywicks Farm into a luxury residential subdivision was expected to be in excess of 20 million pounds and so there was a lot of money at stake for the said Gray Roger Jouai ( his real name being Gary Roger Butler not Gary Roger Jouai) and his silent partners being the various legal firms involved and their development company Edgon Estate Limited and the other development partners Mr and Mrs Urquhart and Mr and Mrs Nicolosi. Langley Wellington and Madge Lloyd Gibson knew they had to
get the first UN1 and RX1 Notices lodged with MH Land Registry disappeared and/or lost otherwise they could not have been able to the title of Haywicks Farm transferred to Mr and Mrs Urquhart by a transferred lodge on the 27th January, 2011, unless there first UN1 and RX notices had lapsed by getting them to disappear and so the 7 day requisition notice could not be complied with and would not even no known about. The reason why Madge Lloyd Gibson waited till the 27th January, 2011 to lodge the transfers of Haywicks Farm, because that was after they assumed the original UN1 and RX1 notices would have been fully lapsed because they had been lost. However their plan failed because the due dilligence of Deputy Land Registrar Katharine Brothers who was watching a serious fraud alert on the title deed lodged by Reid and Associates and told Reid and associates on the 14thJanuary, 2011 that the first UN1 and Rx1 Notices had been requisitioned and sent to attorneys Simon Muirhead Burton’s address in London, however it was
quickly ascertained by Reid and Associates that such UNI and RX1 notices never arrived, and thus there was no doubt that they were never sent, sent to the wrong address, and/or put in the bin and a false record of HM Land Registry files stating they had been sent to Simon Muirhead Burton. So action was quickly taken by Valerie Ann Jouai to instructing Reid and Associates to urgently courier over two new replacement UN1 and RX1 notices to replace the ones first lodged on the 13th January, 2011 ( as a continuance of the application notice lodged against Haywicks Farm by Solicitors Simon Miurhead Burton on the 6th January, 20111 for and/or on behalf of Valerie Ann Jouai) and these arrived for lodgment at the HM Land Registry on the 19th January, 2011 and were formally lodged on the 19th January, 2011 by HM Land Registry over the title deed of Haywicks Farm. as replacement UN1 and RX1 Notices, to replaced the UN1 and RX1 Notices that lodged on the 13th January, 2011 that went missing.
5. Some points of the true outline and time line of facts And Law
that Attorney Marie Clair Bleasdale did not present to the adjudicator in
her written and verbal submissions on the 16th February, 2012: (i) Attorney Marie Clair Bleasdale did not mention that everyone that was concerned in the buying, selling and transferring, conveyancing, etc of the property known as Haywicks Farm including legal firms an attorneys Langley Wellington –Mage Lloyd Gibson – Simon James Fisher – Luttons Dunford, the Stroud Council, Estate Agents Fox-Grant and Vince Pullen, the purported seller of the property the said Gary Roger Jouai and the proposed buyers of Haywicks Farm being Mr and Mrs Urquhart and Mr and Mrs Nicolosi were all notified and well well aware of the serious allegations form, at least the beginning of December, 2010, (and earlier) that were being alleged against the said Gary Roger Jouai, Attorney Simon James Fisher, Eggletons Solicitors, legal secretary using the name Vivienne Hobbs ( which is a false surname and a false Christian name, the correct Christian name is Vivian, not Vivienne as was used on the fraudulent purported will of the late Herbert Henry Butler purportedly dated January, 1984 and the surname name is not legally Hobbs) and others being involved with a criminal conspiracy to defraud and possibly murder the Late Herbert Henry Butler and the defrauding of the late Herbert Henry Butler’s only child Valerie Ann-Butler of her rights ownership of Haywicks Farm by the use of a fraudulent will and/or not legally witnessed will to obtain a wrongful and/or fraudulent grant of probate for the Estate of the Late Herbert Henry Butler wrongly naming Gary Roger Jouai as the personal representative of the Estate of the late Herbert Henry Butler with the long term purpose of
the said Gary Roger Jouai fraudulently obtaining the title deed of Haywicks Farm into the name of Gray Roger Jouai. This the two purported buyers of Haywicks Farm, being Mr and Mrs Urquhart and Mr and Mrs Nicolosi and their two legal firms Langley Wellington and Madge Lloyd Gibson were all well aware of these serious allegations surrounding claiming a criminal conspiracy against the said Gary Roger Jouai and others as to how the title deed of Haywicks Farm was registered in the name of the said Gary Roger Jouai from at least the beginning of December, 2010 and thus the to propose buyers and their solicitors can not claim their clients are innocent third parties in the proposed purchase of Haywicks Farm. It s also noted that
although they were all well aware of such serious allegations of criminal
nature as to how the said Gary Roger Jouai obtained the title deed of
Haywicks Farm to be registered into the name of the said Gary Roger Jouai, the two buyers of the Haywicks Farm were happy to proceed with the partnership agreement with the said Gary Roger Jouai to development Haywicks Farm through the contracts/agreements/ Overage Agreement and hand over 660,000 and 12,000 pounds to their solicitors Madge Lloyds Gibson as part of the conditions of the development partnership agreement. The answer as to why they were prepared to do this lies in the fact that the to sets of legal firms involved both gave advice that even if such criminal conspiracy was proven to be true, because of the law of Statute of Limitations, the said Gary Roger Joaui and his partners including Mr and Mrs Urquhart and Mr and Mrs Nicolosi would be able to get away with defrauding Valerie Ann Butler of her rightful ownership in Haywicks Farm.
However even though master Teverson through that legal argument out at the first hearing of the strike out application in HC11C00743 as not legally valid, neither Mr and Mrs Urquhart nor Mr and Mrs Nicolosi have asked their solicitors Madge Lloyd Gibson for their money back from the day they alleged they paid the 660,000 and 12,000 pounds to Madge Lloyds Gibson on the 17th December, 2010, and have been more than happy to rely on their various legal teams, now amounting to at least five sets of attorneys involved in advising them, on and off the court record, to bulldoze their way through the3 courts with false, and misleading factual and legal submissions and withholding material facts, with none of the sets of legal teams now being game to be officially on court record anymore for Mr and Mrs Urquhart and Mr and Mrs Nicolosi, because they are all too scared to be seen officially being responsible for the presenting of false and
misleading information to the court and want to advice them from behind the scenes. It is also noted that is is highly unusual that a top attorney like Marie Clair Bleasdale would risk her whole legal career to come to the adjudicator’s hearing presenting so many false and misleading facts and withholding so much material facts and information. It is also highly unusual that a top Attorney like Marie Clair Bleasdale would take direct instructions form a litigant, rather than take than the litigant giving the instructions to a legal form and then the legal firm instructing Attorney Marie-Clair Bleasdale. This situation never happens in the legal process.
Attorneys do not take instructions directly form a litigant, they always
take the instructions from a legal firm who then instructs the attorney.
However, it seems that as Marie-Clair Bleasdale was being blamed by her other clients, legal firm Bude Nathan Iwanier, who were instructed by Finelend Investments Limited, for being sue for one billion pounds in
damages by the INL News Group and others with such damages being caused as a result of advice proved by attorney Marie-Clair Bleasdale, she became desperate and determined to destroy the chance of Valerie Ann Butler/Jouai obtain her Haywicks Farm back because Valerie Ann Bulter.Jouai was being supported by the INL News Legal and Investigative Team that were also suporting Janice Pritchard against Bude Nathan Iwanier and their client Fineland Investments Limited with the INL News Group and other suing Bude Nathan Iwanier and Fineland Investments for one billion pounds in damages.
6. Attorney Marie Clair Bleasdale did not mention that there was no
doubt in the evidence filed with the High Court and the Adjudicator that Mr and Mrs Urquhart and Mr and Mrs Nicolosi, the said Gary Roger Jouai and their legal firms and attorneys Madge Lloyd Gibson and Langley Wellington and their estate agents Vince-Pullen and Grant-Fox etc all well know about the serious allegations as to a criminal conspiracy to defraud the late Herbert Henry Butlerand hus only child Valerie Ann Butler of their rights to ownership of Haywicks Farm from at least the beginning of December, 2010 ( and a lot earlier) before contacts were signed between Mr and Mrs Urquhart and Mr and Mrs Nicolosi, the said Gary Roger Jouai and their legal firms and attorneys Madge Lloyd Gibson and Langley Wellington and their estate agents Vince-Pullen and Grant-Fox etc for the proposed sale and purchase of Haywicks Farm and thus Mr and Mrs Urquhart and Mr and Mrs Nicolosi, can not be considered as innocent third parties to the transactions.
7. Attorney Marie Clair Bleasdale did not mention that the proposed
sale and transfer of Haywicks Farm from the said Gary Roger Joaui to Mr and Mrs Urquhart and Mr and Mrs Nicolosi, was in any respect a normal sale and/or transaction where all present and future rights in Haywicks Farm are transferred to the buyers because the terms of the contacts include a condition that the purchases enter into an overage deed where by 50% of any future increase in value in the next 20 years of Haywicks Farm as a result of any development approval will have to be shared with the said Gary Roger Jouai and the two proposed purchasers Mr and Mrs Urquhart and Mr and Mrs Nicolosi on a 50/50 basis, so this is a partnership agreement to develop Haywicks Farm over the next twenty years and not a normal sale transaction.
8. Attorney Marie Clair Bleasdale did not mention that did not
mention that the expected new value of Haywicks Farm on 26 acres as prime potential luxury residential development land over the next 20 years would be around 20 million pounds,which is around 30 times the combined price of 672,000 pounds the Hackwicks Farm was being transferred to purchasers Mr and Mrs Urquhart and Mr and Mrs Nicolosi for.

application notice lodged on the 6th January, 2011 over Haywicks Farm to stop any dealings of the Haywicks Fran title by London legal firm Simon Muirhead and Burton for their Client Valerie Anne Jouai.Butler. and that application notice was renewed three times by London legal firm Simon Muirhead and Burton for their Client Valerie Anne Jouai.Butler and each time the application notice was renews it was extent for a six day period thus the Application Notice ran for 18 days.from the 6th January, 2011 to the 27thth January, 2011 and was continued on the 13th and 19th January, 2011 by UN1 and RX1 Notices.The the UN1 and RX1 notices lodged13th and 19th January, 2011 took over as a continuance of the Application notice.
10. Attorney Marie Clair Bleasdale did not mention that the first set of
UN1 and RX1 Notices that were lodged on the 13th January, 2011 over the title deed of Haywicks Farm did not lapse because they did not comply with the statutory minimum 20 business days required for a requisition notice.
They were accidently and/or deliberately lost, mislaid and/or sent to the wrong address so they were never received by the London legal Firm Simon Muirhead Burton at their londo9n office the address for service for Valerie Ann Jouai.Butler for these UN1 and RX1 Notices.
11. Attorney Marie Clair Bleasdale did not mention that there were a
second set of UN1 and RX1 notices lodged on the 19th January, 2001 over the title deed of Haywicks Farm to replace the UN1 and RX1 Notices lodged on the 13th January, 2011 that were lost. Mislaid and/or sent to the wrong address ( deliberately and/or accidently by a clerk in HM Land registry Office), which were accepted by HM Land Registry as replacement UN1 and RX1 Notices for the 13th January, 2011 ones and as a continuance of the Application Notice lodged over Haywicks Farm on the 6th January, 2011 that continued by three renewals till the 26th January, 2011.
12. Attorney Marie Clair Bleasdale did not mention that in any event the replacement UN1 and RX1 Notices lodged over the title of Haywicks Farm by Valerie Jouai/Butler on the 19th January, 2011 are still and were still current at the date of the Adjudication hearing on the 16th February, 2011, so even if it was considered that the original set of Un1 and RX1 notices lodged on the 13th January, 2011 had lapsed ( which is argued strongly that
they did not lapse) then the second set of UN1 and RX1 Notices lodged on the 19th January, 2011 are still valid and lodged over the title deed of
Haywicks Farm and are a continuance of the Application Notice lodged on the 6th January, 2011.. thus from the 9th January, 2011 onwards and continuing till the 16th February, 2012 and after the 16th February, 2012 there has been a continuing Application and/or UN1 and/or RX1 Notice lodged against the title deed of Haywicks Farm to protect the rights of Valerie Ann Jouai/Butler in the title deed of Haywicks Farm.
13. Attorney Marie Clair Bleasdale tried to present a false picture of
facts to the Adjudicator that the objection to the application to have a
transfer in the name of Mr and Mrs Urquhart registered on the title deed of Haywicks Farm lodged the 27th January, 2011 was solely based on an email dated 15th February, 2011 from Reid and Associated to the HM Land Registry objecting to the application to have a transfer in the name of Mr and Mrs Urquhart registered on the title deed of Haywicks Farm lodged the 27th January, 2011 and Part 8 Claim HC11C00473 which was issued on the 2-3-2011 by John Carew-Reid as Trustee and Power of Attorney for Valerie Ann Jouai against various defendants which included Mr and Mrs Urquhart, Mr and Mrs Nicolosi and their solicitors Madge Lloyd Gibson, the said Gary Roger Jouai and his solicitors Langley Wellington and others. This presentation of the facts was completely false in that the objection was based on the Application Notice lodged the 6th January, 2011 and the continuance of such Application Notice in the form of UN1 and RX1 Notices lodged the 13t and 19th January, 2011 against the title deed of Haywicks Farm. Attorney Marie Clair Bleasdale and her clients Mr and Mrs Urquhart, and Mr and Mrs Nicolosi were all well aware that the real legal and factual basis of the objection was originally based on the application notice lodged the 6th January, 2-11 and the continuance of such Application Notice in the form of UN1 and RX1 Notices lodged the 13th and 19th January, 2011 over the title
deed of Haywicks Farm to protect the interests of Valerie Ann Jouai/Butler in Haywicks Farm, and also now the court order made by Judge Iyer in the Manchester Registry in 1MA30545 the 29th December, 2011 ordering that the title deed of Haywicks Farm be transferred to Valerie Ann Butler ( the maiden and birth name of Valerie Ann Jouai). Attorney Marie Clair Bleasdale and her clients Mr and Mrs Urquhart, and Mr and Mrs Nicolosi, all know full well that the truth of the matter in that all legal actions issued such as the the first two earlier actions in the Cardiff an Queensland Australia Courts in January, 2011, and the later actions HC11C00473 and HC11C04156 to have the legal rights of Valerie Ann Joaui/Butler in Haywicks Farm determined by the courts, which were just in support of such Application Notice lodged 6th January, 2011 and the continuance of that Application Notice being UN1 and RX1 Notices lodged the 13th and 19th January, 2011 and not the main basis of the objections. This was a very tricky and clever type fraud on the court by Attorney Marie Clair Bleasdale and was a legal and clever way of presenting a false impression to the Adjudicator but a very dishonest thing to do by Attorney Marie Clair Bleasdale.
14. Attorney Marie Clair Bleasdale has deliberately not told the truth to
the Adjudicator in her written submissions in paragraph when she falsely
states: “ Gary Jouai’s title to the property derives out of a grant of
probate of the will of Herbert Henry Butler. Gary Jouai being the sole
executor and residuary beneficiary of that will. Herbert Henry Butler died
on 18th February, 1990 and Gary Jouai was granted probate on 21st August,
1990. That Grant of Probate has not been revoked.” Attorney Marie Clair
Bleasdale’s clients Mr and Mrs Urquhart, and Mr and Mrs Nicolosi were sent
in the mail on the 13th February, 2011 and also Attorney Marie Clair
Bleasdale and her clients Mr and Mrs Urquhart, and Mr and Mrs Nicolosi
were at the Adjudicators hearing on the 16th February, 2012 given another
copy of the court order made by from District Judge Iyer sitting in the
achester District Registry on the 29th December, 2011 in 1MA30545 which
states that: (i) “An order that the Grant of Probate dated 21st August,
1990 granted in the High Court of Justice Probate Court of Wales for the
Administration of the Estate of the Late Herbert Henry Butler that
appointed the said,’ Gary Roger Jouai’ as the appointed representative of
the Late Herbert Henry Butler be declared null and void and of no legal
effect. (ii) “ An order that a new Grant of Probate be granted to
Administer the Estate of the Late Herbert Henry Butler appointed the said
Valerie Ann Butler as the personal representative of the Estate of the Late
Herbert Henry Butler..”
15. Attorney Marie Clair Bleasdale has deliberately not told the truth to
the Adjudicator by not openly declaring to the Adjudicator that she has
been the main legal counsel directly advising her clients Mr and Mrs
Urquhart, and Mr and Mrs Nicolosi in how to lodge a defense in HC11C0456 and also has been advising her clients in great detail as to what to place in their defense and submissions and how to word their defense in HC11C456 and thus knows the full details of HC11C0456. Thus Attorney Marie Clair Bleasdale well knows that until the full determination of HC11C0456 and/or until Valerie wants to by her own agreement, the Adjudicator can not legally by pass the determination of HC11C0456, or the pending leave to appeal in HC11C00473 which is still to be heard at an oral hearing, and can not order the removal of the UN1 and RX1 Notices lodged the 13th and 19th January, 2011 over the title deed of Haywicks Farm and can not order the HM Land Registry to register the transfers from the said Gary Roger Jouai to P L Urquhart an J A Urquhart of the property known as Haywicks Farm.
16. Attorney Marie Clair Bleasdale has deliberately not instructed the
adjudicator on the law that the order made by District Judge Iyer on the 29
th December, 2011 in 1MA30545 “ordering that the HM Land Registry amend the
title deed of Haywicks Farm to show Valerie Ann Butler as the registered
owner of such property”… is conclusive and can not be interfered with by
the Adjudicator and that the HM Land Registry are forced in law to
immediately act on such court order to immediately register the title deed
of Haywicks Farm in the name of Valerie Ann Butler
17. It is also noted that Peter Leslie Urquhart and Jacqeline Ann
Urquhart have deliberately lied to the High Court of Justice and the
Adjudicator when they have stated: (i) They both had no idea and/or
knowledge of any sort prior to the 2nd March, 2011 of the serious
allegations of the said Gary Roger Jouai, legal Firm Eccletons and their
family development company Egton Estates Limited, Legal From Madge Lloyd
Gibson, Legal Firs Luttons Dunford, Attorney Simon James Fisher, Legal Firs
Langley Wellington an others being involved in a criminal conspiracy
started in 1884 to 2010 and continuing to help the title deed of haywicks
Farmto be wrongly and/or fraudulently registered in the name of the said
Gary Roger Jouai., in circumstances that there are a number of statements
on the High Court of Justice files and the Adjudicator files proving
conclusively that these statements are untrue and that the facts that Mr
and Mrs Urquhart and their attorneys Madge Lloyd Gibson, well knew about such serious allegations of a criminal conspiracy involving Haywicks Farm against the said Gary Roger Jouai from at least the beginning of December, 2010 and as far as their legal firm Madge Lloyd Gibson advising them on the settlement and transfer of Haywicks Farm, they have known about such serious allegations since 1990.
18. It is also noted that Peter Leslie Urquhart and Jacqeline Ann
Urquhart have deliberately lied to the Adjudicator when they have stated: That they do not have formal legal representation and/or help in dealing with the Adjudicator regarding their claimed right to have HM Land Registry process their application dated the 27th January, 2011 to register the transfer the remainder of the property known as Haywicks Farm from the said Gary Roger Jouai to PE and J A Urquhart. They have stated in a statement and submissions to the Ajudicator that the only legal assistance they have has is a little assistance from a friend who is a solicitor, and have given the Adjudicator that they were mainly dealing with the matter themselves without formal legal assistance. The without any warning to Valerie Ann Butler/Joaui, Mr and Mrs Urquhart appear with Attorney Marie Clair Bleasdale , who is one of the top attorneys in London that specialises in land argument matters, to appear for them against an old very sick old lady in her 70’s (Valerie Ann Butler/Jouai) before the Adjudicator on the 16th
February, 2012, with well researched and detailed legal and factual
submissions that obviously took a number of weeks to research and put
together because of the great detail in them and were not a last minute
rushed set of submissions. Valerie An Butler/Jouai is a very frail sick
old lady in her 70’s that known noting about the a law and how the argue
her rights who has travelled all the way from Australia for the hearing,
even though she is English by birth and spent the first half of her life in
England.
19. Attorney Marie Clair Bleasdale came armed with a well researched and
detailed set of factual and legal submissions at the hearing before the
Adjudicator on the 16th February, 2012 which had never been seen before by
Valerie Ann Butler Jouai, who though she was going to attend a friendly
sort of adjudication hearing where she and the Urquharts were going to
speak for themselves in lay mans terms and try and sort things out on a
friendly basis. Valerie Ann Butler/Jouai was not even given an adjournment to be able to be try and read and understand such detailed factual and legal submissions prepared by one of the top Attorneys in that specialises in land an property arguments . Valerie Ann Butler/Jouai this had no chance to respond to the detailed legal and factual submissions, let alone even had a chance to read them. The fact that such legally and factually detailed and complex submissions were presented against Valerie Ann Butler/Jouai an only first given to her at the hearing and not the normal at least 24 hours before, which is a standard minimum, and when there is a top Attorney against a frail old sick lady who knows nothing about the law, the such detailed factual and legal submission should have been provided at least seven days before the hearing date to Valerie Ann Butler/Jouai. Civil law is not meant be won by ambushing the opponent. The whole concept of
civil law is for each side to present their factual and legal submissions
and arguments to the other side to give the other side a chance to respond
to these factual and legal arguments, to find out where they agree or
disagree on the facts and were they agree or disagree on the law. Then when
there is a disagreement of the facts and the law then it is then up to the
adjudicator, magistrate, judge etc to hear the evidence on the facts form
all parties and decide what the true facts are and then adjudicate on the
law based on these settled facts. That is why all sides are obligated under
the riles in civil hearings of any kind to provide the facts and law they
are going to rely on at the hearing to their opponent at the earliest
opportunity as possible as soon as they are prepared. If detailed,
statements, and factual and legal submissions are given at the hearing
without notice to the other side the adjudicator, magistrate, judge etc
hearing the matter is duty bound to adjourn the hearing to another date to give the opponent to chance to read, understand and respond to these last submissions. The adjudicator failed in his duty in not giving and adjournment to Valerie Ann Butler/Jouai to respond to these last minute detailed legal and factual submissions presented to her for the first time at the hearing on the 16th February, 2012 by Attorney Marie Clair Bleasdale. Attorney Marie Clair Bleasdale should have appologised to the Adjudicator and Valerie Ann Butelr/Jouai for the late service of her submissions and actual herself insisted that there be an adjournment to the adjudication hearing to give Valerie Ann Butelr/Jouai a chance to obtain some legal avice on Attorney Marie Clair Bleasdale’s very detailed factual and legal submissions.
20. It is noted that had there been an adjournment to the proceedings
before the Adjudicator on the 16th February, 2012 to another date, then
Valerie Ann Butler/Jouai would have had the opportunity to ask the free
help of the INL News Legal Team, as she has done now, to read and analyse the detailed factual and legal submission presented by Attorney Marie Clair Bleasdale an have the INL news Legal and Investigation Team respond to them for her. Thus by the time of the next hearing date all the falsities, misleading statements and withholding of material facts and misleading submissions , misleading time line would have been exposed in written submissions in opposition as they have now been exposed is these submissions.
21. It is also note that it was false for Attorney Marie Clair Bleasdale
to state in her verbal and written submissions that the leave to appeal
application in Hc11C00473 has been finally determined when in actual fact John Carew-Reid is expecting a hearing date to be set in about the middle of March,2012 for an oral hearing to argue leave to appeal the decision oMaster Teverson to strike out claim HC11C00473.

When you obtained a license to practice as a barrister you swore an oath to always tell the truth at the bar table in your written and verbal submissions. You have clearly deliberately beached that oath for the payment of a large fee for your clients and in doing so have breached your clear duty to the court and/or land adjudication process (which is a type of court) which are set out in red below.The INL News Legal, Investigative and Editorial Team are at present looking through your files to see whether they should:
(a) prepare and issue a High Court Criminal Contempt of Court Application against you for orders(i) to have your license to practice as an attorney/barrister removed;(ii) for your imprisonment and/or(iii) a heavy fine and damages against yourself that have have been caused as a result of your deliberately criminal contempt in knowingly preparing and presenting false and misleading factual and legal submissions to Owen Rhys acting as Adjudicator to HM Registry on the 16th February, 2012 in the Haywicks Farm Matter.Of course your criminal type behaviour in clear breach of your duties to the court as a practicing attorney/barrister does not excuse Owen Rhys Acting as Adjudicator to HM Land Registry, and HM Land Registry in their criminal type involvement with in this matter with they also well knowing that your submissions were false and misleading and that the factual basis on which the the order made by Owen Rhys Acting as Adjudicator to HM Land Registry on the 16th February, 2012 in file reference 2011/0422- known as the Haywicks Farm Matter is based on false facts and false submissions presented by yourself, which not only you knew to be false, but also Owen Rhys Acting as Adjudicator to HM Land Registry, HM Land Registry and your clients Peter Leslie and Jaqueline Urquhart knew to be false. to inform the HM Land Registry that your clients, Peter Leslie Urquhart and Jaqueline Ann Urquhart. no longer want HM Land Tegistry to process the transfer of the property known as Haywicks Farm, Haywicks Lane,
Hardwicke, Gloucester, GL2 8QE, and also known as title number GR327583 and also known as title number GR351346 from the said “Gary Roger Jouai” to the name of Peter Leslie Urquhart and Jaqueline Ann Urquhart.
It is time that you start using your great legal ability and resources in
helping your clients retrieve the 660,000 pounds sterling back from their
former solicitors Madge Lloyd Gibson and/or the said Gary Roger Joaui’s
former solicitors, Langley Wellington, rather that wasting any more of your clients money and your valuable time, money and energy trying to obtain an unattainable goal of having the property known as Haywicks Farm, Haywicks Lane, Hardwicke, Gloucester, GL2 8QE, and also known as title number GR327583 and also known as title number GR351346 transferred from the said “Gary Roger Jouai” to the name of Peter Leslie Urquhart and Jaqueline Ann Urquhart.
We have continually explained to your clients that their right of action is
against their former attorneys Madge Lloyds Gibson and and/or the said Gary Roger Joaui’s former attorneys, Langley Wellington, who have your clients 660,000. You and your clients and their former attorneys Madge Lloyds Gibson and and/or the said Gary Roger Joaui’s former attorneys, Langley Wellington, are all well aware that there was an undertaking from the said Gary Roger Joaui’s former attorneys, Langley Wellington to your clients former attorneys Madge Lloyds Gibson, that until your clients Peter Leslie Urquhart and Jaqueline Ann Urquhart and Mr N Mrs Nicolosi all received good and clear title of the property known as Haywicks Farm, Haywicks Lane, Hardwicke, Gloucester, GL2 8QE, and also known as title number GR327583 and also known as title number GR351346, and all possible legal disputes and/or disagreements, and conditions in the very complex contracts and agreements associated with the attempted sale and attempted purchase of Haywicks Farm, between Peter Leslie Urquhart and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi and the said”Gary Roger Joaui” and the both sets of Attorneys involved, then the two set of purchase monies, 12,000 and 60,000 would not be paid out to the said “Gary Roger Joaui”. We suggest that you have another good read of all the correspondence and agreement files that are between Peter Leslie Urquhart and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi and the said “Gary Roger Jouai”^ and two sets of former attorneys, Madge Lloyds Gibson and Langley Wellington, and you see clearly that even though the transfers and contracts had been signed and dated the 13th December, 2011, even as late at the end of February, 2011 the said “Gary Roger Jouai’s” former solicitors Langley Wellington, were making it quite clear that unless certain legal issues were resolved and agreed between the parties, then the two sets of contracts for the proposed and purchase and sale of Haywicks Farm would be declared null and void and the two parts of
Haywicks Farm will revert back to the name of the said “Gary Roger Butler” and the two proposed purchasers, Peter Leslie Urquhart and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi would have their money returned in full.
The quite false story that is being presented to the court and the
Adjudicator
Now, it is also a clear and undisputed fact that, besides that fact that
your clients and their attorneys, the estate agents involved with the sale of Haywicks Farm, the Stroud Council, Attorney Simon James Fisher and his legal firm Luttons-Dunford and others involved in the Haywicks Farm deal, Estate of the LATE HERBET Henry Butler etc were well informed from at least November, 2010 onwards of the serious allegations of fraud involving the purported will of the Late Herbert Henry Butler dated January, 1984 and the a forged will and/or not properly executed will, was used to obtain the Grant of Probate naming the said “Gary Roger Jouai” as the sole administrator and beneficiary of the residual Estate of the Late Herbert Henry Butler, but from the 6th January, 2011 onwards, Valerie Butler/Jouai and/or her representatives had placed warning notices over the title deed of Haywicks
Your clients Mr and Mrs Urquhart have not once in the 18 months this has all being going on, asked for their money back from the two sets of
attorneys . (Madge Lloyd Gibson and Langley Wellington) and/or have showed any willingness and/or interest in walking away from the proposed purchase of Haywicks Farm and requesting their money back. In fact when the selling agent were approached at the end of November, 2010 about the property by Jamison and Associates, who said that the property was sold. Amison then said, well we have a buyer for one million pounds, so if the vendor can in any way get out of the deal, then their buyer will be willing to pay 340,000 pounds sterling more than the asking price on the internet, and if for any reason the vendor can not get out of the sale, then Jamison and Associates buyer will be prepared to pay the buyers, one million pounds for Haywicks Farm, which would be a 340,000 pounds sterling instant profit for them, which is 50% instant return on their original outlay of 660,000 pounds sterling. The answer came back that neither the original owner or the new buyer were at all interested in looking at the offer of one million pounds sterling for Haywicks Farm This is all rather odd behavior, if Haywicks Farm was sold for its true value. The reality is that Haywicks Farm being on 26 acres with a two street frontage, ( Haywicks Lane a gazzeted road running between the property), has a strong potential to be approved for the development of a very valuable luxury housing estate with
a likely profit from such development approval of over 20 million pound
sterling. That is why the vendor the said “Gary Roger Jouai” and his former attorneys Langley Wellington, made is clear to any interested buyer that he was not in the least interested in selling th4 property for 660,000 pounds sterling as a straight out sale, where the buyer receives all increases in value from any future development approval, and the cheap price of 660,000 pounds sterling was only available to a proposed purchaser on the condition that the purchaser agreed to allow an overage deed to be part of the contract of sale where by the purchaser will have to pay the vendor 50% of any increase in valuation of Haywicks Farm in the next 20 years as a result of any development approval on the land that makes up Haywicks Farm.
This means that if the development of a luxury residential estate was
approved in say 15 years time that meant the new valuation of the land
comprising of Haywicks Farm was 30,660,000 pounds sterling, then the
Urquharts and the Nicolosi’s would have to pay the said “Gary Roger Joaui” a further 15, million pounds sterling. However on the plus side for the Urquharts and the Nicolosi’s is that they could sell the property to a
property developer for 30,660,000 and walk away with 15.660,000, being 15 million pounds net profit. It is no wonder that the Urquharts and the Nicolosi’s were not in the least interested in taking a small profit of 340,000 pounds sterling ( the Urquarts would have received the lions share of this), there was a lot more profit in it than that. Also it was actually almost impossible for them to on sell the property as a straight sale, as there was no straight purchase ( it was a development partnership agreement), as they would have to on sell their right and obligations in the property which also included the buyer having to agree to take over the responsibilities of the overage agreement.
Now the factual background to all this over the last 30 years shows clearly that the same set of solicitors that were involved with creating the forged and/or not formally witnessed will purportedly dated January, 1984 (Eccletons, whom attorney Simon James Fisher worked for at the time that they used to create the forged and/or not formally witnessed will purportedly dated January, 1984) were also the attorneys for Peter Leslie Ann Jaqueline Ann Urquhart for 30 years. Then when Eggletons were struck off as solicitors by the Legal Complaints Tribunal, all their clients were taken over by Attorneys Mage Lloyd Gibson. Now add the fact that it was Attorneys Madge Lloyd Gibson that were used to present the quite obviously not formerly executed and/or witnessed will of the Late Herbert Henry Butler purportedly dated January, 1984. to the Probate District Registrar to have the grant of Probate issued in August, 1990 making the said “Gary Roger Jouai” as sole administrator and beneficiary of the residue estate of the Late Herbert Henry Butler, Then it is attorneys Madge Lloyd Gibson that
represents, encourages and guides Peter Leslie Ann Jaqueline Ann Urquhart on the purchase of Haywicks Farm the whole affair becomes more and more incestuous. Then when Madge Lloyd Gibson is sued as HC11C00473 long with Mr and Mrs Urquhart and others, it is Rickerbys Attorneys whom Colin Gibson, one of the founder’s of Madge Lloyd Gibson,("Colin Gibson" < colin.gibson@rickerbys.com>) is a partner, that takes up the defense for Madge Lloyd Gibson, Peter Leslie and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi. Now neither Madge Lloyd Gibson or Rickerby’s want anything to do with defending either Peter Leslie and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi. And left them to hang out to dry, because......
"They have too much to cover up. In fact evem Master Teverson said at the first strike out hearing of HC11C00473 that they avised Peter Leslie and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi. To obtain some separate legal and independent advice from Madge Lloyd Gibson and Rickerbys. This was because the Master could see quite clearly that Peter Leslie and Jaqueline Ann Urquhart and Mr and Mrs Nicolosi. had a professional negligence claim against Madge Lloyd Gibson if made Lloyd Gibson did not get their 660,000 an 12,000 pounds sterling back.
As much as Valerie Ann Butler would like all this to end, she also would
also quite welcome a full trial of this matter where everyone involve had
to give evidence under oath and the whole truth of the matter is brought light.
If your clients Leslie and Jaqueline Ann Urquhart are not prepared to
withdraw their application from HM Land registry to have the transfer of
Haywicks Farm lodged on the 27th January, 2011 processed into their name, then could you please respond as soon as possible to the below submissions in opposition and response to your submissions handed to Valerie Ann Butler/Jouai for the first time at the hearing on the 16th February, 2012 before Owen Rhys acting as Adjudicator to HM Land Registry

Just have spoken to the INLNews jourmalist that attended the hearing today before adjudicator Owen Rhys and it seems that the editorial people are keen to put a article about your illegal,wrongful, & or immoral activities in the courts and adjudicator hearings.
You seem to keen to become famous for the wrong reasons, to become known on the world stage as a high priced attorney that makes her living from telling lies to the courts & withhold material information from the courts for your clients. Just as you have done today for clients P & J Urquhart by lying in your submissions that there was no order to amend probate of the estate of Henry Herbert Butler, when you & your clients are well aware that there is a High Court Order made 29th December in 1MA30545 by District Judge Iyer," that a new grant of probate be granted to administer the Estate of the Late Henry Herbert Butler appointing the said Valerie Ann Butler as the personal representative of the Late Henry Herbert Butler."
You then withheld presenting a copy of HC11C04156 being a Current High Court Action issued in the High Court of Justice Chancery Division being Valerie Ann Butler Claimant v P E Urquhart and J A Urquhart and Mr and Mrs Nicolosi for declarations that the purported land contracts, agreements and overage deeds were of no valid to legal effect and were null and void. You have read the judgment and directions of Master Teverson striking out the original claim HC11C00473 issued by John Carew-Reid as trustee and power of attorney for Valerie Ann Joaui against Gary Roger Joaui and others to try and obtain a judicial determination as to the Valerie Ann Joaui’s rights to Haywicks Farm, which was struck out only for the reason the master Teverson
believed that Mr Carew-Reid did not have the legal right to issue such
action in his own name as Trustee and power of Attorney for Valerie Ann
Joaui, and in fact gave directions in his judgment to Valerie Ann
Joaui/Butler that she should commence a new High Court Claim in her name against P E Urquhart and J A Urquhart and Mr and Mrs Nicolosi for
declarations that for declarations that the purported land contracts,
agreements and overage deeds were of no valid to legal effect and were null and void., and a separate claim against the said Gary Roger Joaui to obtain a court order that the original grant of probate granted to the said Gary Roger Jouai had no legal effect and was null and void and a new grant of probate be granted to administer the Estate of the Late Herbert Henry Butler appointing Valerie Ann Butler as the personal representative of the Estate of the Late Herbert Henry Butler. and for a further order that “HM Registry of Land Titles amend the HM Land Registry records for the property known as Haywicks Farm, Haywicks Lane, Hardwicke, Gloucester, GL2 6QE being Title Number GR327583 by deleting the name of the said gary Roger Jouai and replacing with Valerie Ann Butler as the registered owner of the property known as Haywicks Farm title number GR327583”
(The overage deeds were a term of these contracts and agreements which have the legal effect that these were not normal sales between seller and buyer for all of the rights of the property of Haywicks Farm to be transferred to the buyer, however was in effect a development partnership agreement between the said Gary Roger Jouai and P E Urquhart and J A Urquhart and Mr and Mrs Nicolosi whereby the buyers paid over a very small portion of the potential worth of the Haywicks Farm and that for the next 20 years when the property known as Haywicks Farm is approved for development then the profit and valuation difference between the valuation of the property based
on the development approval and the amounts to be paid over to the said Gary Roger Jouai being 660,000 pounds from Mr and Mrs Urquhart and 12,000 pounds from Mr and Mrs Nicolosi, would be shared on a 50.50 basis between the said Gary Roger Jouai an Mr and Mrs Urquhart and 12,000 pounds from Mr and Mrs Nicolosi).
So as a result of Master Teverson’s directions in his judgment striking out HC11C00473 Valerie Ann Butler using her maiden-birth name, in respect to her late father Herbert Henry Butler to keep the Butler Family name on the title deed on Haywicks Farm, as her Husband hade died, issued two new High# Court Claims HC11C04156 (still waiting or a trial to be set down for hearing) and 1MA30545 which has been finalized as per court order made the 29th December, 2011 by District Judge Iyer sitting at Manchester District Registry. As attached to this letter which you and you clients Mr and Mrs Urquhart and Mr and Mrs Nicolosi had a copy of on the 14th February, 2011 as posted by guaranteed delivery to your clients on the 13th February, 2012 the day the court extracted the order for the first time, even though it was made the 29th December, 2011, the court having appologised for the delay in extracting the order.
You are well aware that the appeal in HC11C00473 against Master Teverson’s directions in his judgment striking out HC11C00473 has not legally been fully determined with John Carew-Reid as Trustee and Power of Attorney for Valerie Ann Joaui still awaiting for a hearing of the oral leave to appeal hearing application. The judges listing have stated that it is likely that this leave to appeal application will not be listed til sometime in the middle of March, 2012.Then if leave to appeal is refused then we are informed Mr John Carew-Reid will appeal against that decision to the Court of Appeal, and that is likely to take another six months at least to be dealt with, and the Adjudicator to the HM Land registry can not make any orders and/or directions to the HM Land Registry until that appeal processes involving HC11C00473are all fully dealt with and fully determined.
Some of the Factual and Legal issues and problems with summary of facts and summary of law presented by Attorney Marie-Clair Bleasdale to the Adjudicator to HM Land Registry on the 16th February, 2012 in the hearing of Peler Leslie and Jaqueline Ann Urquhart applicant and Valerie Ann Jouai and John Carew-Reid Respondents over the property known as Haywicks Farm Title Number GR327583 also known as Haywicks Farm, Haywicks Lane, Harwicke, Gloucester, GL2 9QE.
1. Section 204- law of property Act 1925- Orders of the Court
Conclusive. So the court order made of the 29th December, 2011 by District Judge Iyer sitting at Manchester District Registry, Civil Justice Centre, 1 Bridge Street, West, Manchester, M60 9DI is completely conclusive and takescomplete priority over everything- Thus HM land registry must act on this court order above all other directions from the Adjudicator to the HM Land Registry- Adjudicator has no power to overrule Court order from District Judge Iyer- If Adjudicator is acting in a correct, proper and non corrupt way in carrying out his duties as an adjudicator then the adjudicator has no choice but to instruct the HM land Registry to act on this court order –
Until this order is set aside nothing else can be done by the Applicants-Mr and Mrs Urquharts to oppose the registration of the title deed of
Haywicks Farm being registered in the name of Valerie Ann Butler- The HM Land Registry must immediately act and register the property known as Haywicks Farm Title Number GR327583 also known as Haywicks Farm, Haywicks Lane, Harwicke, Gloucester, GL2 9QE. Into the name of Valerie Ann Butler.
2. Land registration Rules 2003/1417-Misellaneous and Special cases death of a proprietor- 162- Transfer by a personal representative (i) an application to register by a personal representative who is not already registered as proprietor, must be accompanied by a court order appointed the transferor as the deceased personal representative. Thus the court order made by Iyer J in the High Court of Justice, Manchester Registrysatisfies this land registration rule because in paragraph 2 of the court
order it states: “2. An order that a new grant of probate be granted to
administer the estate of the Late Herbert Henry Butler appointing the said Valerie Ann Butler as the personal representative of the Estate if the Late Herbert Henry Butler (ii) The registrar is under no duty to investigate the reasons for transfer of property by a personal representative of a deceased and must assume that the personal representative is acting correctly and within his or her powers which have been given to Valerie Ann Butler in the court order made the 29th December, 2011 in 1MA30545.
3. Land Registration Rules 2003: 16.If an application is not in order
the registrar may raise such requisitions as the registrar considers
necessary specifying a period (being not les that 20 days) within which the applicant must comply with the requisition. It is noted that attorney Marie –Clair Beasdale has deliberately misrepresented the true facts in her submissions to the adjudicator. Also the HM Land registrar seems to have breached its duties by only giving 7 days to rectify the requisition given on the first set of UN1 and RX1 notices lodged the 13th January, 2011, when the Land Registration Rules 2003 Rule 16:Applictions Not In order: States:
“if an application is not in order the registrar may raise such
requisitions as he considers necessary, specifying a period (being not less than twenty business days) within which the applicant must comply with requisitions
4. Marie-Clair Bleasdale did not mention to the adjudicator that that
there were serious allegations in the statements of truth filed in the High Court and with the Adjudicator that someone in the HM Land Registry acted in a wrongful, illegal and/or corrupt way in that something wrongful was done with the original UN1 and RX1 Notices lodged on the 13th Januray, 2011 over the title deed of Haywicks Farm by Valerie Jouai to protect her
rightful interests in Haywicks Farm, in that on the HM Land Registry
Records it shows they were sent out for requisitions to be complied with to solicitors for Valerie Ann Jouai being Simon Muirhead Burtons at their
London address, however such UNI and RX1 Notices never arrived at Simon Muirhead Burtons’ s offices and in fact seem to completely disappeared somewhere between the HM Land Registry and/or they never were sent and just placed in a draw somewhere out of the way and/or were thrown in the bin.
Either way they have never been found. It is understood that the INL News Investigation team have a witness form the HM Land registry woul will appear at any trial of this action that will verify what happened to these UN1 an RX1 notices and that they were lost as a favour for the powerful legal firms in Gloucester being Langley wellington and Madge Lloyd Gibson, who fairly well control most of the land registration business in Gloucester and their power base also helped by the fact that one of the main attorneys and partners of Langley Welling is a Deputy Judge and and an assistant coroner in Gloucester and has a lot of power and influence in Gloucester to get anything done he wants done, even if it is wrongful and/or illegal, and thus to get a clerk in the HM Land registry to lose a UN1 and a RX1 Notice and ask for a seven day requisition instead of the statutory 20 business in day requisition request was probably not a very difficult thing to do in consideration they were dealing with Valerie Ann Jouai and her representatives being in Australia handling the matter, and by the time they found out what has happened the title deed of Haywicks Farm would have been registered in the names of Mr and Mrs Urquhart and all a bit legally difficult to correct. After all the expected development profit from a luxury development of Haywicks Farm into a luxury residential subdivision was expected to be in excess of 20 million pounds and so there was a lot of money at stake for the said Gray Roger Jouai ( his real name being Gary Roger Butler not Gary Roger Jouai) and his silent partners being the various legal firms involved and their development company Edgon Estate Limited and the other development partners Mr and Mrs Urquhart and Mr and Mrs Nicolosi. Langley Wellington and Madge Lloyd Gibson knew they had to get the first UN1 and RX1 Notices lodged with MH Land Registry disappeared and/or lost otherwise they could not have been able to the title of Haywicks Farm transferred to Mr and Mrs Urquhart by a transferred lodge on the 27th January, 2011, unless there first UN1 and RX notices had lapsed by getting them to disappear and so the 7 day requisition notice could not be complied with and would not even no known about. The reason why Madge Lloyd Gibson waited till the 27th January, 2011 to lodge the transfers of Haywicks Farm, because that was after they assumed the original UN1 and RX1 notices would have been fully lapsed because they had been lost. However their plan failed because the due dilligence of Deputy Land Registrar Katherine Brothers who was watching a serious fraud alert on the title deed lodged by Reid and Associates and told Reid and associates on the 14thJanuary, 2011 that the first UN1 and Rx1 Notices had been requisitioned and sent to attorneys Simon Muirhead Burton’s address in London, however it was
quickly ascertained by Reid and Associates that such UNI and RX1 notices never arrived, and thus there was no doubt that they were never sent, sent to the wrong address, and/or put in the bin and a false record of HM land Registry files stating they had been sent to Simon Muirhead Burton. So action was quickly taken by Valerie Ann Jouai to instructing Reid and Associates to urgently courier over two new replacement UN1 and RX1 notices to replace the ones first lodged on the 13th January, 2011 ( as a continuance of the application notice lodged against Haywicks Farm by Solicitors Simon Miurhead Burton on the 6th January, 20111 for and/or on behalf of Valerie Ann Jouai) and these arrived for lodgment at the HM Land Registry on the 19th January, 2011 and were formally lodged on the 19thJanuary, 2011 by HM Land Registry over the title deed of Haywicks Farm. as replacement UN1 and RX1 Notices, to replaced the UN1 and RX1 Notices that lodged on the 13th January, 2011 that went missing.
5. Some points of the true outline and time line of facts And Law
that Attorney Marie Clair Bleasdale did not present to the adjudicator in
her written and verbal submissions on the 16th February, 2012: (i) Attorney Marie Clair Bleasdale did not mention that everyone that was concerned in the buying, selling and transferring, conveyancing, etc of the property known as Haywicks Farm including legal firms an attorneys Langley Wellington –Mage Lloyd Gibson – Simon James Fisher – Luttons Dunford, the Stroud Council, Estate Agents Fox-Grant and Vince Pullen, the purported seller of the property the said Gary Roger Jouai and the proposed buyers of Haywicks Farm being Mr and Mrs Urquhart and Mr and Mrs Nicolosi were all notified and well well aware of the serious allegations form, at least the beginning of December, 2010, (and earlier) that were being alleged against the said Gary Roger Jouai, Attorney Simon James Fisher, Eggletons Solicitors, legal secretary using the name Vivienne Hobbs ( which is a false surname and a false Christian name, the correct Christian name is Vivian, not Vivienne as was used on the fraudulent purported will of the late Herbert Henry Butler purportedly dated January, 1984 and the surname name is not legally Hobbs) and others being involved with a criminal
conspiracy to defraud and possibly murder the Late Herbert Henry Butler and the defrauding of the late Herbert Henry Butler’s only child Valerie Ann-Butler of her rights ownership of Haywicks Farm by the use of a fraudulent will and/or not legally witnessed will to obtain a wrongful and /or fraudulent grant of probate for the Estate of the Late Herbert Henry Butler wrongly naming Gary Roger Jouai as the personal representative of the Estate of the late Herbert Henry Butler with the long term purpose of the said Gary Roger Jouai fraudulently obtaining the title deed of Haywicks Farm into the name of Gray Roger Joaui. This the two purported buyers of Haywicks Farm, being Mr and Mrs Urquhart and Mr and Mrs Nicolosi and their two legal firms Langley Wellington and Madge Lloyd Gibson were all well aware of these serious allegations surrounding claiming a criminal conspiracy against the said Gary Roger Jouai and others as to how the title deed of Haywicks Farm was registered in the name of the said Gary Roger Jouai from at least the beginning of December, 2010 and thus the to proposed buyers and their solicitors can not claim their clients are innocent third parties in the proposed purchase of Haywicks Farm. It s also noted that although they were all well aware of such serious allegations of criminal nature as to how the said Gary Roger Jouai obtained the title deed of cHaywicks Farm to be registered into the name of the said Gary Roger Jouai, the two buyers of the Haywicks Farm were happy to proceed with the
partnership agreement with the said Gary Roger Jouai to development
Haywicks Farm through the contracts/agreements/ Overage Agreement and hand over 660,000 and 12,000 pounds to their solicitors Madge Lloyds Gibson as part of the conditions of the development partnership agreement. The answer as to why they were prepared to do this lies in the fact that the to sets of legal firms involved both gave advice that even if such criminal conspiracy was proven to be true, because of the law of Statute of
Limitations, the said Gary Roger Joaui and his partners including Mr and
Mrs Urquhart and Mr and Mrs Nicolosi would be able to get away with
defrauding Valerie Ann Butler of her rightful ownership in Haywicks Farm.
However even though master Teverson through that legal argument out at the
first hearing of the strike out application in HC11C00743 as not legally
valid, neither Mr and Mrs Urquhart nor Mr and Mrs Nicolosi have asked their solicitors Madge Lloyd Gibson for their money back from the day they alleged they paid the 660,000 and 12,000 pounds to Madge Lloyds Gibson on the 17th December, 2010, and have been more than happy to rely on their various legal teams, now amounting to at least five sets of attorneys involved in advising them, on and off the court record, to bulldoze their way through the courts with false, and misleading factual and legal submissions and withholding material facts, with none of the sets of legal teams now being game to be officially on court record anymore for Mr and Mrs Urquhart and Mr and Mrs Nicolosi, because they are all too scared to be seen officially being responsible for the presenting of false and misleading information to the court and want to advice them from behind the scenes. It is also noted that is is highly unusual that a top attorney like Marie Clair Bleasdale would risk her whole legal career to come to the adjudicator’s hearing presenting so many false and misleading facts and withholding so much material facts and information. It is also highly unusual that a top Attorney like Marie Clair Bleasdale would take direct instructions form a litigant, rather than take than the litigant giving the instructions to a legal form and then the legal firm instructing Attorney Marie-Clair Bleasdale. This situation never happens in the legal process.
Attorneys do not take instructions directly form a litigant, they always
take the instructions from a legal firm who then instructs the attorney.
However, it seems that as Marie-Clair Bleasdale was being blamed by her other clients, legal firm Bude Nathan Iwanier, who were instructed by Finelend Investments Limited, for being sue for one billion pounds in
damages by the INL News Group and others with such damages being caused as a result of advice proved by attorney Marie-Clair Bleasdale, she became desperate and determined to destroy the chance of Valerie Ann Butler/Jouai obtain her Haywicks Farm back because Valerie Ann Bulter.Jouai was being supported by the INL News Legal and Investigative Team that were also suporting Janice Pritchard against Bude Nathan Iwanier and their client Fineland Investments Limited with the INL News Group and other suing Bude Nathan Iwanier and Fineland Investments for one billion pounds in damages.
6. Attorney Marie Clair Bleasdale did not mention that there was no
doubt in the evidence filed with the High Court and the Adjudicator that Mr and Mrs Urquhart and Mr and Mrs Nicolosi, the said Gary Roger Jouai and their legal firms and attorneys Madge Lloyd Gibson and Langley Wellington and their estate agents Vince-Pullen and Grant-Fox etc all well know about the serious allegations as to a criminal conspiracy to defraud the late Herbert Henry Butler and his only child Valerie Ann Butler of their rights to ownership of Haywicks Farm from at least the beginning of December, 2010 (nd a lot earlier) before contacts were signed between Mr and Mrs Urquhart and Mr and Mrs Nicolosi, the said Gary Roger Jouai and their legal firms and attorneys Madge Lloyd Gibson and Langley Wellington and their estate agents Vince-Pullen and Grant-Fox etc for the proposed sale and purchase of Haywicks Farm and thus Mr and Mrs Urquhart and Mr and Mrs Nicolosi, can not be considered as innocent third parties to the transactions.
7. Attorney Marie Clair Bleasdale did not mention that the proposed
sale and transfer of Haywicks Farm from the said Gary Roger Joaui to Mr and Mrs Urquhart and Mr and Mrs Nicolosi, was in any respect a normal sale and/or transaction where all present and future rights in Haywicks Farm are transferred to the buyers because the terms of the contacts include a condition that the purchases enter into an overage deed where by 50% of any future increase in value in the next 20 years of Haywicks Farm as a result of any development approval will have to be shared with the said Gary Roger Jouai and the two proposed purchasers Mr and Mrs Urquhart and Mr and Mrs Nicolosi on a 50/50 basis, so this is a partnership agreement to develop Haywicks Farm over the next twenty years and not a normal sale transaction.
8. Attorney Marie Clair Bleasdale did not mention that did not
mention that the expected new value of Haywicks Farm on 26 acres as prime potential luxury residential development land over the next 20 years would be around 20 million pounds,which is around 30 times the combined price of 672,000 pounds the Hackwicks Farm was being transferred to purchasers Mr and Mrs Urquhart and Mr and Mrs Nicolosi for.
9. Attorney Marie Clair Bleasdale did not mention that that was an
application notice lodged on the 6th January, 2011 over Haywicks Farm to stop any dealings of the Haywicks Fran title by London legal firm Simon Muirhead and Burton for their Client Valerie Anne Jouai.Butler. and that application notice was renewed three times by London legal firm Simon Muirhead and Burton for their Client Valerie Anne Jouai.Butler and each time the application notice was renews it was extent for a six day period thus the Application Notice ran for 18 days.from the 6th January, 2011 to the 27thth January, 2011 and was continued on the 13th and 19th January, 2011 by UN1 and RX1 Notices.The the UN1 and Rx1 notices lodge3 13th and 19th January, 2011 took over as a continuance of the Application notice.
10. Attorney Marie Clair Bleasdale did not mention that the first set of
UN1 and RX1 Notices that were lodged on the 13th January, 2011 over the title deed of Haywicks Farm did not lapse because they did not comply with the statutory minimum 20 business days required for a requisition notice.
They were accidently and/or deliberately lost, mislaid and/or sent to the wrong address so they were never received by the London legal Firm Simon Muirhead Burton at their londo9n office the address for service for Valerie Ann Jouai.Butler for these UN1 and RX1 Notices.
11. Attorney Marie Clair Bleasdale did not mention that there were a
second set of UN1 and RX1 notices lodged on the 19th January, 2001 over the title deed of Haywicks Farm to replace the UN1 and RX1 Notices lodged on the 13th January, 2011 that were lost. Mislaid and/or sent to the wrong address ( deliberately and/or accidently by a clerk in HM Land Registry Office), which were accepted by HM Land Registry as replacement UN1 and RX1 Notices for the 13th January, 2011 ones and as a continuance of the Application Notice lodged over Haywicks Farm on the 6th January, 2011 that continued by three renewals till the 26th January, 2011.
12. Attorney Marie Clair Bleasdale did not mention that in any event the replacement UN1 and RX1 Notices lodged over the title of Haywicks Farm by Valerie Jouai/Butler on the 19th January, 2011 are still and were still current at the date of the Adjudication hearing on the 16th February, 2011, so even if it was considered that the original set of Un1 and RX1 notices lodged on the 13th January, 2011 had lapsed ( which is argued strongly that they did not lapse) then the second set of UN1 and RX1 Notices lodged on the 19th January, 2011 are still valid and lodged over the title deed of Haywicks Farm and are a continuance of the Application Notice lodged on the6th January, 2011.. thus from the 9th January, 2011 onwards and continuing till the 16th February, 2012 and after the 16th February, 2012 there has been a continuing Application and/or UN1 and/or RX1 Notice lodged against the title deed of Haywicks Farm to protect the rights of Valerie Ann Jouai/Butler in the title deed of Haywicks Farm.
13. Attorney Marie Clair Bleasdale tried to present a false picture of
facts to the Adjudicator that the objection to the application to have a
transfer in the name of Mr and Mrs Urquhart registered on the title deed of Haywicks Farm lodged the 27th January, 2011 was solely based on an email dated 15th February, 2011 from Reid and Associated to the HM Land Registry objecting to the application to have a transfer in the name of Mr and Mrs Urquhart registered on the title deed of Haywicks Farm lodged the 27th January, 2011 and Part 8 Claim HC11C00473 which was issued on the 2-3-2011 by John Carew-Reid as Trustee and Power of Attorney for Valerie Ann Jouai against various defendants which included Mr and Mrs Urquhart, Mr and Mrs Nicolosi and their solicitors Madge Lloyd Gibson, the said Gary Roger Jouai and his solicitors Langley Wellington and others. This presentation of the facts was completely false in that the objection was based on the Application Notice lodged the 6th January, 2011 and the continuance of such Application Notice in the form of UN1 and RX1 Notices lodged the 13t and 19 th January, 2011 against the title deed of Haywicks Farm. Attorney Marie Clair Bleasdale and her clients Mr and Mrs Urquhart, and Mr and Mrs Nicolosi were all well aware that the real legal and factual basis of the objection was originally based on the application notice lodged the 6th January, 2-11 and the continuance of such Application Notice in the
form of UN1 and RX1 Notices lodged the 13th and 19th January, 2011 over the title deed of Haywicks Farm to protect the interests of Valerie Ann Jouai/Butler in Haywicks Farm, and also now the court order made by Judge Iyer in the Manchester Registry in 1MA30545 the 29th December, 2011 ordering that the title deed of Haywicks Farm be transferred to Valerie Ann Butler ( the maiden and birth name of Valerie Ann Jouai). Attorney Marie Clair Bleasdale and her clients Mr and Mrs Urquhart, and Mr and Mrs Nicolosi, all know full well that the truth of the matter in that all legal actions issued such as the the first two earlier actions in the Cardiff an Queensland Australia Courts in January, 2011, and the later actions HC11C00473 and HC11C04156 to have the legal rights of Valerie Ann Joaui/Butler in Haywicks Farm determined by the courts, which were just in support of such Application
Notice lodged 6th January, 2011 and the continuance of that Application
Notice being UN1 and RX1 Notices lodged the 13th and 19th January, 2011 and not the main basis of the objections. This was a very tricky and clever type fraud on the court by Attorney Marie Clair Bleasdale and was a legal and clever way of presenting a false impression to the Adjudicator but a very dishonest thing to do by Attorney Marie Clair Bleasdale.
14. Attorney Marie Clair Bleasdale has deliberately not told the truth to
the Adjudicator in her written submissions in paragraph when she falsely states: “ Gary Jouai’s title to the property derives out of a grant of probate of the will of Herbert Henry Butler. Gary Jouai being the sole
executor and residuary beneficiary of that will. Herbert Henry Butler died on 18th February, 1990 and Gary Jouai was granted probate on 21st August, 1990. That Grant of Probate has not been revoked.” Attorney Marie Clair Bleasdale’s clients Mr and Mrs Urquhart, and Mr and Mrs Nicolosi were sent in the mail on the 13th February, 2011 and also Attorney Marie Clair Bleasdale and her clients Mr and Mrs Urquhart, and Mr and Mrs Nicolosi were at the Adjudicators hearing on the 16th February, 2012 given another copy of the court order made by from District Judge Iyer sitting in the Machester District Registry on the 29th December, 2011 in 1MA30545 which that:
(i) “An order that the Grant of Probate dated 21st August,
1990 granted in the High Court of Justice Probate Court of Wales for the
Administration of the Estate of the Late Herbert Henry Butler that
appointed the said,’ Gary Roger Jouai’ as the appointed representative of the Late Herbert Henry Butler be declared null and void and of no legal effect.
(ii) “ An order that a new Grant of Probate be granted to
Administer the Estate of the Late Herbert Henry Butler appointed the said Valerie Ann Butler as the personal representative of the Estate of the Late Herbert Henry Butler..”
15. Attorney Marie Clair Bleasdale has deliberately not told the truth to
the Adjudicator by not openly declaring to the Adjudicator that she has
been the main legal counsel directly advising her clients Mr and Mrs
Urquhart, and Mr and Mrs Nicolosi in how to lodge a defense in HC11C0456 and also has been advising her clients in great detail as to what to place in their defense and submissions and how to word their defense in HC11C456 and thus knows the full details of HC11C0456. Thus Attorney Marie Clair Bleasdale well knows that until the full determination of HC11C0456 and/or until Valerie wants to by her own agreement, the Adjudicator can not legally bypass the determination of HC11C0456, or the pending leave to appeal in HC11C00473 which is still to be heard at an oral hearing, and can not order the removal of the UN1 and RX1 Notices lodged the 13th and 19th January, 2011 over the title deed of Haywicks Farm and can not order the HM Land Registry to register the transfers from the said Gary Roger Jouai to PL Urquhart an J A Urquhart of the property known as Haywicks Farm.
16. Attorney Marie Clair Bleasdale has deliberately not instructed the
adjudicator on the law that the order made by District Judge Iyer on the 29th December, 2011 in 1MA30545 “ordering that the HM Land Registry amend the title deed of Haywicks Farm to show Valerie Ann Butler as the registered owner of such property”… is conclusive and can not be interfered with by the Adjudicator and that the HM Land Registry are forced in law to immediately act on such court order to immediately register the title deed of Haywicks Farm in the name of Valerie Ann Butler
17. It is also noted that Peter Leslie Urquhart and Jacqeline Ann
Urquhart have deliberately lied to the High Court of Justice and the
Adjudicator when they have stated: (i) They both had no idea and/or
knowledge of any sort prior to the 2nd March, 2011 of the serious
allegations of the said Gary Roger Jouai, legal Firm Eccletons and their
family development company Egton Estates Limited, Legal From Madge Lloyd Gibson, Legal Firs Luttons Dunford, Attorney Simon James Fisher, Legal Firm Langley Wellington an others being involved in a criminal conspiracy started in 1884 to 2010 and continuing to help the title deed of Haywicks Farm to be wrongly and/or fraudulently registered in the name of the said Gary Roger Jouai., in circumstances that there are a number of statements on the High Court of Justice files and the Adjudicator files proving conclusively that these statements are untrue and that the facts that Mr and Mrs Urquhart and their attorneys Madge Lloyd Gibson, well knew about such serious allegations of a criminal conspiracy involving Haywicks Farm against the said Gary Roger Jouai from at least the beginning of December, 2010 and as far as their legal firm Madge Lloyd Gibson advising them on the settlement and transfer of Haywicks Farm, they have known about such serious allegations since 1990.
18. It is also noted that Peter Leslie Urquhart and Jacqeline Ann
Urquhart have deliberately lied to the Adjudicator when they have stated: That they do not have formal legal representation and/or help in dealing with the Adjudicator regarding their claimed right to have HM Land Registry process their application dated the 27th January, 2011 to register the transfer the remainder of the property known as Haywicks Farm from the said Gary Roger Jouai to PE and J A Urquhart. They have stated in a statement and submissions to the Ajudicator that the only legal assistance they have# has is a little assistance form a friend who is a solicitor, and have given the Adjudicator that they were mainly dealing with the matter themselves without formal legal assistance. The without any warning to Valerie Ann Butler/Joaui, Mr and Mrs Urquhart appear with Attorney Marie Clair Bleasdale , who is one of the top attorneys in London that specialises in land argument matters, to appear for them against an old very sick old lady in her 70’s (Valerie Ann Butler/Jouai) before the Adjudicator on the 16th February, 2012, with well researched and detailed legal and factual submissions that obviously took a number of weeks to research and put together because of the great detail in them and were not a last minute rushed set of submissions. Valerie An Butler/Jouai is a very frail sick
old lady in her 70’s that known noting about the a law and how the argue
her rights who has travelled all the way from Australia for the hearing,
even though she is English by birth and spent the first half of her life in
England.
19. Attorney Marie Clair Bleasdale came armed with a well researched and detailed set of factual and legal submissions at the hearing before the Adjudicator on the 16th February, 2012 which had never been seen before by Valerie Ann Butler Jouai, who though she was going to attend a friendly sort of adjudication hearing where she and the Urquharts were going to speak for themselves in lay mans terms and try and sort things out on a friendly basis. Valerie Ann Butler/Jouai was not even given an adjournment to be able to be try and read and understand such detailed factual and legal submissions prepared by one of the top Attorneys in that specialises in land an property arguments . Valerie Ann Butler/Jouai this had no chance to respond to the detailed legal and factual submissions, let alone even had a chance to read them. The fact that such legally and factually detailed and complex submissions were presented against Valerie Ann Butler/Jouai an only first given to her at the hearing and not the normal at least 24 hours before, which is a standard minimum, and when there is a top Attorney against a frail old sick lady who knows nothing about the law, the such detailed factual and legal submission should have been provided at least seven days before the hearing date to Valerie Ann Butler/Jouai. Civil law is not meant be won by ambushing the opponent. The whole concept of civil law is for each side to present their factual and legal submissions
and arguments to the other side to give the other side a chance to respond to these factual and legal arguments, to find out where they agree or disagree on the facts and were they agree or disagree on the law. Then when there is a disagreement of the facts and the law then it is then up to the adjudicator, magistrate, judge etc to hear the evidence on the facts from all parties and decide what the true facts are and then adjudicate on the law based on these settled facts. That is why all sides are obligated under the rules in civil hearings of any kind to provide the facts and law they are going to rely on at the hearing to their opponent at the earliest pportunity as possible as soon as they are prepared. If detailed,
statements, and factual and legal submissions are given at the hearing
without notice to the other side the adjudicator, magistrate, judge etc
hearing the matter is duty bound to adjourn the hearing to another date to
give the opponent to chance to read, understand and respond to these last submissions. The adjudicator failed in his duty in not giving and
adjournment to Valerie Ann Butler/Jouai to respond to these last minute
detailed legal and factual submissions presented to her for the first time
at the hearing on the 16th February, 2012 by Attorney Marie Clair
Bleasdale. Attorney Marie Clair Bleasdale should have3 appologised to the Adjudicator and Valerie Ann Butelr/Jouai for the late service of her
submissions and actual herself insisted that there be an adjournment to the adjudication hearing to give Valerie Ann Butelr/Jouai a chance to obtain some legal avice on Attorney Marie Clair Bleasdale’s very detailed factual and legal submissions.
20. It is noted that had there been an adjournment to the proceedings
before the Adjudicator on the 16th February, 2012 to another date, then
Valerie Ann Butler/Jouai would have had the opportunity to ask the free
help of the INL News Legal Team, as she has done now, to read and analyse the detailed factual and legal submission presented by Attorney Marie Clair Bleasdale an have the INL news Legal and Investigation Team respond to them for her. Thus by the time of the next hearing date all the falsities, misleading statements and withholding of material facts and misleading submissions , misleading time line would have been exposed in written submissions in opposition as they have now been exposed is these submissions.
21. It is also note that it was false for Attorney Marie Clair Bleasdale
to state in her verbal and written submissions that the leave to appeal
application in Hc11C00473 has been finally determined when in actual fact John Carew-Reid is expecting a hearing date to be set in about the middle of March,2012 for an oral hearing to argue leave to appeal the decision of Master Teverson to strike out claim HC11C00473.
